Starting November 2, appraisals delivered to Fannie Mae and Freddie Mac move to a new, more detailed format (UAD 3.6). Your home's value is still determined the same way — just reported and reviewed differently, with a little more time built into the process while everyone adjusts.

Getting approved for a certain loan amount doesn't mean that's what you have to spend.

Before you start house hunting, think through the monthly payment that actually fits your budget, not just what you qualify for. That means looking past principal and interest to property taxes, insurance, HOA dues, utilities, and everyday life.

I hear it all the time — buyers assuming they're out of the game because of student loans, credit concerns, not enough saved, or some financial bump along the way.

Truth is, every situation is different. Having one of those things (or a few) doesn't automatically take homeownership off the table.

Every homebuyer's circumstances are different. More loan product options can mean more opportunities to find your path to homeownership.

Maybe that means a jumbo loan for a home above conventional limits, a low down payment option to make ownership possible, a non-QM loan like bank statement, DSCR, or ITIN for income that doesn't fit a traditional box, a renovation loan to bring a fixer-upper to life, or a buy now, sell later option that lets you purchase your next home before you've sold your current one. Understanding your possible options can help guide you, and it all starts with a conversation.
