Waiting for the perfect market is hard to plan around, because none of us gets to schedule it.

If rates fall, more buyers may step in, and that can mean more competition for the homes available. A wiser question might be: what makes sense for my goals, my budget and my timeline?

Listing agents!
In this market we need to get savvy, creative, and focused on what actually matters to buyers.

A $10,000 price reduction on a $345,000 loan only drops the buyer’s payment by about $55 a month. That’s not enough to create real urgency or excitement.

A 2-1 buydown on that same $345,000 loan costs the seller roughly $6,400 — about $3,000 less than the price cut — and drops the rate 2% the first year and 1% the second. The buyer’s payment falls dramatically, they feel the relief every month, and they get to talk about how low their rate is. Most will refinance before the buydown even finishes anyway.

Same market, smarter use of concessions, and a listing that actually stands out.
