Something else worth noting, we have not seen an increase in the price of appraisals in over 7 years. They are due for an increase but with the extra work appraisers are required to do, we are sure to see the cost of appraisals to rise.

Imagine you are in the year 2023 and want to buy a house but you are convinced rates will come down so you wait.
Fast forward to Q3 2026……Still waiting
In that 3 year period you have paid 100% interest on a home that you have no equity in and receive no tax benefits from.

I don’t always close loans fast, but when I do…boy it’s fast 💃(yes you read those dates correctly. from application to closing table we are under 2 weeks)

If your lender can’t get your loan closed in 3 weeks and asks you to extend out the contract closing date, please call me! I can get loans closed quick. Two weeks is no problem and I have gotten numerous loans closed in as little as 7 and 8 days. When urgency matters asking a client to move out the closing date is unacceptable.
