VA loans can offer an incredible benefit: for qualifying borrowers, there may be no required down payment.

But that doesn’t automatically mean there will be $0 needed at closing.

There can still be other costs involved, and sometimes seller or builder credits can help depending on how the transaction is structured.

So before you start shopping based on “VA means I need nothing,” I’d rather answer the better question:

What would your estimated cash needed actually look like?

Ask why the number changed. Ask why you need that much money. Ask me to explain it again. Ask the question you think is “too basic.”

And if you don’t even know what you’re supposed to ask yet, that’s okay too.

Questions don’t make me nervous. Silence does.

Because I never want you nodding through something you don’t actually understand.

I know technology has made life more convenient.
But convenience has never been the reason people come back.

A mortgage application can tell me your income, savings, credit, and debts.

What it can’t tell me is how comfortable you feel using that savings, whether your income is changing, what happened with your credit, or what you’re trying to accomplish now.

That context matters.

The numbers help me understand the file.

One of the most stressful moments in the home buying process is being surprised at the closing table.

A big part of my job is making sure you understand the numbers before you ever get there. The more you know throughout the process, the more confident you'll feel when it's time to sign.
