Winners just find a way to get things done.

They don’t need someone to show them the way. But if someone does, they capitalize on the opportunity to the max.

They don’t spend their time explaining why they can’t. They spend their time figuring out how they can. The market isn’t perfect. Rates aren’t perfect. Leads aren’t perfect. Yet somehow they continue to win because they’ve made a decision that excuses don’t fund loans, close transactions, or build businesses. Action does.

Since everyone thinks they are a house flipper now likely everyone needs to know the FHA flip rule!

I have seen quite a few transactions now where people are trying to get in contract on a home that is a flip with an FHA loan that has been purchased within the previous 90 days…

FHA is not going to allow this is a rule setting in place to prevent inflated pricing and basically predatory type sales. Maybe a little bit of fraud as well.

Fact of the matter is… It is what it is and if we are using FHA financing, we gotta follow the rules
