The beach has always been my getaway happy place. As a kid I dreamed about it. As an adult having a workcation here has honestly been better than I ever imagined.

Sunshine. Warm ocean waves. Wildflowers on the side of the road. A sunset that felt personal. And the people I love most right there with me the whole time. 🩷

Did I answer some emails and send a pre-approval or two? Obviously. But that is the thing about loving what you do. It does not really feel like work when the view looks like this.

This trip reminded me exactly why I steal these moments whenever I can. The beach resets something in me every single time.

Already dreaming about the next one. 🌊☀️

Caught working in the truck. Again. Eastern Washington roads, laptop open, completely unbothered.

I am a Spokane girl and I love a road trip. The work just comes with me.

Here is the thing though. I get genuinely excited about rate drops the way other people feel about Fridays. A good appraisal makes my whole day. Getting someone in Spokane, Spokane Valley, Liberty Lake, or Coeur d’Alene approved when they thought they were years away from buying? That is everything.

I cannot turn it off. And I do not want to.

If you have been thinking about buying or refinancing in Spokane or anywhere in the Inland Northwest and you want someone who is actually fired up to help you, that is literally me. In the truck. Right now. Message me and let us run your numbers. 🏡💻

Just a little time at the beach playing in the ocean waves today.

My phone doesn’t know what a beach is. It just knows that someone in Spokane is wondering if they can afford a house and I need to answer them.

And I love that. Genuinely. This job picked me as much as I picked it.

So if you’ve been sitting on a mortgage question because you didn’t want to “bother” me… please, bother me. I’m probably already working. Might as well be working for YOU.

Drop your question below or send me a message. I’ll get back to you faster than you’d expect. 😎🏡

It’s never just the house.

I’ve worked with enough Spokane buyers to know that the spreadsheet doesn’t make the final call — the feeling does.

The walkability. The Saturday morning farmers market. The coffee shop two blocks away where the barista already knows your order by your third visit and somehow remembers you take oat milk even though you only mentioned it once.

THAT’S what makes people say “this is the one.”

So I want to know — what’s YOUR Spokane coffee shop that would make a neighborhood a non-negotiable? Not a chain. The real one. The one with the mismatched furniture and the locally roasted beans and the regulars who actually talk to each other.

Drop it in the comments below. I’m genuinely asking — and I think we’re about to build the most useful (and delicious) Spokane neighborhood guide that’s ever existed. ☕🏡

And hey — if you’re thinking about buying in Spokane and want someone who understands both the numbers AND the lifestyle side of finding the right neighborhood? That’s exactly what I do. Send me a message and let’s chat.

I get asked this question 47 times a week so here we go. What does $400,000
actually get you in Spokane in May 2026?

Spoiler: more than Seattle. Less than 2019. Real, honest, current data, not vibes.

The Spokane market has its own personality. Inventory is doing things. Buyers have a little more
breathing room than they did 18 months ago. Different neighborhoods are moving at completely different speeds.

Save this if you’re thinking about buying in the next 6 months. Share it with the friend who keeps saying “I just don’t know where to look.“

1. Rates went up, and people are still writing offers anyway. The "wait for the perfect rate" crowd is real. So is the "I'm not pausing my life" crowd. Only one of them gets the house.

2. When rates rise on home purchases, investors start buying. They're not emotional about the rate. They know they can refinance later. They play the long game.

3. The 80/20 rule is real. 80% of my results come from 20% of what I do. The hard part is being honest with myself about which 20% that is.

4. People will question why you do things. But when your reasoning is solid, you don't get defensive. You just explain it. And 9 times out of 10, they get it.

5. You can give the best advice and the best referrals in town, and a client will still pick who they vibe with most. People don't buy a loan. They buy someone they trust.

6. The one I didn't ask for. Family life is hard to balance when you're in growth mode. Sometimes someone holds up a mirror and what it shows you hurts. Building a business and being present for the people I love are not the same skill, and I have to keep choosing both, on purpose.

If number 6 hit you too, comment "6" so I know I'm not the only one. And if buying or refinancing in Spokane is on your mind, DM me "PLAN" for a real conversation. No pressure, no script, just your numbers.

Here's the thing nobody tells you. Most people who think they "can't afford" a
house in Spokane have never actually run the numbers with someone who knows what they're doing. They Googled "mortgage calculator,” panicked at the down payment number, and closed
the tab.

I do this for a living. I look at your real situation. Your credit, your income, the loan programs you actually qualify for (not the ones your cousin Brad mentioned at Thanksgiving). And I tell you the truth.

Sometimes the truth is "yep, you're ready!” Sometimes it's “give me 6 months and I'll get you there.” Either way, you stop guessing.

DM me "READY" and I'll set up a complimentary review, no pressure, no spam, just
numbers.
