Bought your home in 2021 at 2.5%? Don’t sell it. Rent it out. 🏡

I sat down with my good friend Akash Sandhu on All In With Jim, and we broke down why it’s simple math. You already know your monthly payment, you know what rent looks like, and the Seattle rental market is still going strong.

We speak from experience on this one. Akash even runs a short term rental himself. You might have a couple of slow months, but the months you’re booked, you can make 25 to 50% more than a traditional 12 month lease. 📈

Thinking about turning your home into an income property? Let’s talk. Send me a message and we’ll map it out together. 📩 Akash Sandhu

If your business is built around your commission check, your clients will feel it. 💯

Akash said something on the show that I couldn't agree with more: it's 2026, and people are smart. Before they ever sit down with you, they've already looked you up. Your socials, your reviews, your numbers. And they're probably talking to a few other agents too.

Nobody owes you their business. You have to earn it.

For me, that means one thing: do what's genuinely best for the person in front of you, every single time. The rest takes care of itself. 🤝

Should first time buyers buy a condo? 🏢

On this episode of All In With Jim, I ask Akash Akash Sandhuthe big question, and he doesn’t hold back: “I don’t.”

As an HOA president himself, Akash breaks down why. A $500 monthly HOA can cut almost $100,000 from your buying power. And the second reason? He’s never seen an HOA come down. 📈

"What makes you all in?" 🤔

That's the question I asked Akash on the show.

It sounds simple, but it's one of the hardest things to put into words. Why do you keep showing up for your clients, your business, and your people, even on the tough days?

Akash's answer is in the full episode, and it's worth the watch. 👀

“I am a recovering alcoholic.”

Akash opened up about quitting drinking on July 7, 2021, and how recovery completely changed the way he approaches life and work. 💭

One of the biggest lessons he took from recovery? Communication.

From following up with people to simply acknowledging a message and letting them know when they’ll hear back, Akash learned that communication can make a huge difference, especially in real estate. 📲🏡

And I think that’s a lesson that applies far beyond this business.

What if your biggest struggle became your greatest strength? 💭

For Akash, sobriety isn’t something he looks at as a struggle anymore. He sees it as a superpower. 💪

In this conversation, he shares how being sober changed the way he sees himself, the people around him, and what’s possible in his life. Instead of being limited by his past, he now has the freedom to wake up and know he can go do anything he wants. ☀️

I sat down with my friend, realtor, and co-founder of the Henry Shim Group, Akash Sandhu. Our conversation went to some deep places I didn’t expect. But then again, when you ask someone what makes them 𝘢𝘭𝘭-𝘪𝘯, I’ve learned this to be true: 𝐓𝐡𝐫𝐨𝐮𝐠𝐡 𝐚𝐝𝐯𝐞𝐫𝐬𝐢𝐭𝐲 𝐜𝐨𝐦𝐞𝐬 𝐜𝐥𝐚𝐫𝐢𝐭𝐲, 𝐩𝐮𝐫𝐩𝐨𝐬𝐞, 𝐚𝐧𝐝 𝐝𝐫𝐢𝐯𝐞.

And for Akash, “𝐛𝐞𝐢𝐧𝐠 𝐬𝐨𝐛𝐞𝐫” was his response when asked to name his superpower. That hit hard. That was real. That’s what makes him a superhero in my book. 💪

This is “All In” with Jim DeMarco. Thanks for watching.

From getting fired, to finding sobriety, to building a successful career in real estate.

This conversation with Akash Sandhu went places I didn’t expect...

He opened up about a time when he smelled like Jack Daniels and got fired; the advice that changed the direction of his career; and why he considers sobriety his superpower. 💪

We also talked about taking big risks, having accountability, and something that might surprise you: why Akash will sometimes tell homeowners 𝘯𝘰𝘵 to sell their home. 🏡

There’s a lot more to this conversation than real estate. It’s about making hard decisions, owning your story, and having the courage to change your life.

You might walk away with a completely different perspective on what it means to go "all in." I knew I did....
