What's Your WHY?

Family is my Why!

My dad was my HERO ( that’s why I LOVE assisting VA buyers ) We lost Dad 4 years ago May 31st!

📣A little story: We used to drive to Portland a lot ( sports/friends) my Dad would always stop at a gas station in Woodland and get Fried Chicken Gizzards and fill up. I'd say why are you eating those, they look gross. He used to say, because when you grow up poor, you ate EVERYTHING! 📣

Why do I do what I do: Generational Wealth

Compounding Interest "The 8th Wonder of the World"

I don’t have any children, so my wealth witl go to my nephews and nieces. Helping them build generational wealth for them and their kids ( if they decide to have any )

Legacy: I’m also leaving some money to my Alma Maters and a few charities.

There is a lesser-known segment of the lending market designed for high-earning business owners and investors who do not meet traditional underwriting criteria. These financing options can allow qualified borrowers to close on a property in a relatively short timeframe, sometimes within about 10 days, without relying on standard documentation such as tax returns or W-2 forms.

This type of lending is often referred to as non-qualified mortgage (Non-QM) financing. It is not necessarily obscure or high-risk, but it operates outside the guidelines that conventional lenders must follow. When a borrower does not fit within those guidelines, many banks are unable to proceed and typically do not offer alternative solutions.

Non-QM loans are structured to evaluate a borrower’s financial profile using different methods. Depending on the situation, qualification may be based on factors such as bank statement cash flow, rental income from investment properties, or existing assets rather than traditional income documentation.
