Capital gain increase from $250k to $500K filing single and $500 to $1 million filing married couple.

The bill is HR 1340. It has 150 bipartisan co-sponsors. Its been sitting in the House Ways and Means committee. Chairman Jason Smith has been sitting on it. People need to contact their house rep and Chairman Jason Smith (R-Mo) to move it forward (202) 225-4404. It only needs 65 more votes to pass the house.

This is HUGE for Washington Home Owners.

40! That is the median age of a first-time homebuyer right now. It used to be closer to 30.

At a recent meeting with Dr. Lawrence Yun, chief economist for the National Association of Realtors, this stat stopped the room. A decade of delay is not a personal choice for most people. It is a math problem, and usually the wrong math.
Here is the first myth driving it. Most people still believe they need 20 percent down to buy a home. The actual median down payment for first-time buyers right now is 10 percent.

Here is the second myth, and the one I run into even more often. Many buyers have heard of down payment assistance programs, but assume those programs are not for them. They picture a much lower income limit, a different credit profile, or a buyer in a very different situation than their own.

The reality is usually wider than that. Eligibility depends on income limits, location, and loan type, and many buyers who assume they would not qualify actually do.

That gap in awareness has a real cost. A buyer who purchases at 40 instead of 30 misses out on an estimated 150,000 dollars in equity growth. Some of that decade of waiting is not caution. It is a buyer who assumed they would not qualify for help, and never asked.

This is the conversation I have most often with first-time buyers. Someone assumes they are years away from qualifying, and the truth is they were ready months ago, sometimes with help they did not know they qualified for.

If you have been waiting because the down payment math felt out of reach, let's look at your actual numbers, including what assistance programs you may qualify for.

If you are an agent working with hesitant first-time buyers, this is often the single conversation that moves them from someday to now.

Mom grew up in World War 2 England ( bomb Shelters and Food Rations ) Dad joined the Air Force May 29, 1957 to get out of South Dakota. They met Valentine's Day 1958, married May 7, 1960. Dad fell in love with Football ( soccer ) Dad passed away May 31, 2022
