Mortgage rates continued to creep higher last week, helped along by rising oil prices and markets pricing in a possible Fed rate hike this month after Fed Chair Warsh's comments in Jackson Hole and stronger-than-expected jobs data.

This week features a focus on inflation, and if it comes in higher than expected it will pressure rates higher. Rates will also be influenced by oil prices, which continue to rise. It looks likely that mortgage rates will continue to creep higher unless something unforeseen happens this week.

โ€ข The Fed: Mortgage rates currently reflect about a 60% chance of a Fed rate hike this month, and if inflation comes in hot, that could increase. Mortgage rates rise ahead of actual Fed rate hikes, so if markets anticipate a hike after this week's data, it will push mortgage rates higher to end the week.
โ€ข Inflation data: Wholesale inflation data comes out on Thursday, with consumer inflation data on Friday. If inflation comes in hotter than expected, it could push mortgage rates up to end the week.
โ€ข Oil: If oil prices continue to rise this week, it will pressure mortgage rates higher.

Rates could move higher this week as oil prices rise on increased tensions in the Middle East and markets worry the Fed may hike rates at its next meeting. Any increase may be small, but it's tough to see rates moving much lower from here.

โ€ข The Fed: Fed Chair Warsh's Jackson Hole speech last week raised concerns that the Fed may hike rates as soon as the next Fed meeting in September to fight stubborn inflation. There is some concern the Fed may hike rates twice before the end of the year, despite upcoming midterm elections.
โ€ข Labor data: Several jobs reports come out this week, with Friday's BLS jobs report being the most important. The report will show how many jobs were created in August as well as the unemployment rate. Weak job numbers could help mortgage rates, while stronger numbers could increase the chances of a Fed rate hike in September.

Getting pre-approved is one of the first real steps toward buying a home.
And yesโ€ฆ it usually means gathering a few documents first.

You may be asked for things like:

Recent pay stubs
Bank statements
W-2s
A copy of your ID
Tax returns if youโ€™re self-employed or own rental property

It can feel like a lot, but having everything ready upfront can make the process much smoother.

And depending on your situation, you may need a few extra documents too.
