Quick myth-bust: the "best deal" on your mortgage is NOT just the lowest rate someone can find. 🏑

"Best deal" means something different to every buyer.

Depending on your situation, it could be:

β€’ A permanent or temporary rate buydown to make your monthly payment more comfortable
β€’ The deal that gets you to the closing table fastest β€” so your offer gets accepted, sometimes even at a lower price than a buyer who can't move as quickly
β€’ The most flexible terms
β€’ A low-documentation loan, for when you don't have the time or ability to provide a mountain of paperwork

Storytime β€” the worst review I've ever received. πŸ˜…

It accused me of charging hidden points, rushing to cover it up, and being downright dishonest. "Not worth trusting." One star.

Here's the twist: this person never closed a loan with me. They used a fake name and a fake location, applied for a mortgage, weren't eligible for financing, and then invented an entire transaction that never happened. One of the giveaways was the claim that they had "over 5,000 clients they could've referred" β€” astonishing lengths to make up a scenario that never took place.

We were able to get it removed from most platforms. But I'm sharing it because there's a real lesson here: always do your homework and read reviews before you trust someone with the biggest financial decision of your life.

Just read them with a discerning eye β€” because not all of them are real.

"Non-warrantable" does not have to mean "no." 🏒

I just got a buyer clear to close on a condo that most lenders wouldn't have touched. The project has active, critical repairs underway β€” and I mean critical. Roughly half the buildings will be lifted off their foundations next year, have the foundations replaced, and set back down.

This wasn't a couple of cosmetic fixes.
We pulled together all the documentation on the repairs and how they'd be paid for, and got him officially clear to close. I'm so excited for him. πŸ™Œ

If you β€” or a client β€” are looking at a condo that's non-warrantable because of investor concentration, unbudgeted reserves, condotel features, or critical repairs, don't assume it's a dead end. Reach out and let me give you a real second opinion.

I hear this almost every week. And it's almost never true.

FHA loans allow credit scores as low as 500.

Here's the catch:
πŸ‘‰ 500-579: you'll need at least 10% down
πŸ‘‰ 580+: you can put as little as 3.5% down

She's an attorney. Financially responsible. Great credit history. And being an authorized user on her parents' card almost cost her the house 😬

Here's what happened: she'd been on her parents' credit card for years. They used it for everything and paid it off in full each month.

But the moment we pulled credit for her mortgage, the card happened to be carrying a HIGH balance that cycle. That high utilization showed up on HER report and tanked her scores.
