🏡 WAITING FOR RATES TO DROP? BUT DROP TO WHAT, EXACTLY? 🤔
I was recently going through my pipeline, reaching out to clients who had started the pre-approval process or were already pre-approved and actively shopping for a home.
And honestly? I was astounded by how many people told me they wanted to wait until the market changed or interest rates came down.
Okay… but DOWN TO WHAT? 👀
⬇️ Down to 6%?
⬇️ Down to 5%?
⬇️ Down to 4%?
And what happens if rates don't get there anytime soon? Or what if rates drop, but home prices increase and competition heats up again?
Let's put today's market into perspective.
📊 The average 30-year fixed mortgage rate over the last 50 YEARS has been approximately 7.6%.
Read that again. 7.6%. đź’Ą
Today's mortgage rates aren't nearly as outrageous as some people have been led to believe when you look at the bigger historical picture.
Meanwhile, here's what we're seeing in many markets right now:
🏡 Home prices have softened in some areas.
🤝 Sellers are often more negotiable.
đź’° Seller concessions may help cover eligible closing costs, prepaid expenses, or other allowable costs.
📉 Buyers may have more room to negotiate than they did during the highly competitive market of recent years.
🔑 You may have opportunities today that simply weren't available when everyone was fighting over the same house.
Here's something else to consider…
You can always refinance a mortgage later if rates improve and refinancing makes financial sense. But you cannot go back in time and renegotiate the purchase price of a home you didn't buy.
Of course, buying a home should make sense for YOUR finances, budget, lifestyle, and long-term plans. I'm not suggesting everyone should rush out and buy a house.
But if you're financially ready, have stable income, and have found a home you love, don't automatically sit on the sidelines waiting for some magical interest rate that may or may not arrive.
Sometimes, the best opportunity isn't about getting the lowest interest rate.
It's about getting the RIGHT HOUSE, at the RIGHT PRICE, with the RIGHT LOAN STRATEGY. 🏡
And that's where having a knowledgeable mortgage professional in your corner matters.
