⚽️Jax’s Town Center is about to look VERY different 👇TAG a sports lover!

Sporting JAX is planning a 150 acre mixed-use sports district right off I-295 near UNF, as part of a privately led development. It’s a full “live, work, play” setup with restaurants, retail, hotels, and luxury apartments all built around it.

The vision is a 15,000 seat stadium that will host both men’s and women’s pro teams, plus concerts and large events year-round.

It’s currently in the environmental and approval phase, so it’s still early, but if it goes through, this would be one of the biggest developments on the Southside.

Here’s what we know so far:

📍 Location: Near St. Johns Town Center by I-295 and Butler Blvd
🌳 Size: 150 acres
⚽️ Teams: Sporting JAX men’s and women’s pro teams
🏟️ Stadium: 15,000 seats
🎟️ Use: Games, concerts, and major events
🗓️ Timeline: Targeting 2028

This has the potential to completely change that side of Jacksonville and turn it into one of the busiest areas in the city.

A very successful day when the finish line meets the new starting line! Congrats!

Two closed today! Behind every closing is a team and these two transactions were a perfect example of that.
Bryant Home Lending Group - powered by LeaderOne Financial Corp worked hard with the buyer on one deal, exploring every avenue to make the numbers align and keep things moving forward.
On the other, when the deal could have easily fallen apart, I persuaded the buyer's agent to talk to Amanda as he said the lender he recommended wasn't able to make the numbers work for the buyer. Amanda Solari NMLS: 1027040, First Coast Mortgage Funding stepped in and created a path forward that worked for both the buyer and my seller.

🚨 BIG NEWS for Condo Buyers & Sellers (Especially in Florida)

Fannie Mae and Freddie Mac just rolled out updates that could bring a LOT of condos back into the financeable market.

Here’s what changed 👇

✔️ More flexible insurance requirements (major cost relief)
✔️ Lower premiums now possible for condo associations
✔️ More projects eligible for conventional financing
✔️ Fewer deals falling apart due to insurance issues

💡 The biggest win?
Condo buildings that were previously “unlendable” may now qualify again.

That means:
🏡 More inventory buyers can actually purchase
📉 Lower monthly payments
🤝 More deals making it to the closing table
