The result? Buying sooner produced the better financial outcome 61% of the time. And in Florida? 74% of the time.

And keep this in mind! When mortgage interest rates change...

⬆️Up = less buying power due to higher payments
⬇️Down = buying frenzy & less buying power due to increasing home prices

🏡 “Can I Buy a Home With Less-Than-Perfect Credit?”

The short answer? It's often very possible!

One of the biggest misconceptions is that you need perfect credit before you can even think about buying a home. The truth is that you don't.

Different mortgage programs have different credit requirements. A lower score or late payments may simply mean we need to look at the bigger picture and determine the right path forward.

Sometimes, you're not as far away as you think. A few strategic changes to credit balances, debts, or other factors may make a meaningful difference.

Note: Don't disqualify yourself before a lender has the opportunity to qualify you.

If homeownership is a goal, whether it's now or six months from now, let's take a look at where you stand and build a game plan.

🏡 Buying a home isn't just about finding the right house or getting the right mortgage.

A great Realtor understands the market, negotiates the contract, protects your interests, and helps you find the right home.

A great Lender makes sure the financing strategy supports everything the Buyer and Realtor are trying to accomplish.

When those two communicate well, problems get anticipated instead of discovered. Offers can be structured more strategically. Appraisal or financing issues get addressed faster. And everyone knows what's happening before it becomes an emergency.

After several years in mortgage lending, I've learned something pretty simple: The smoothest transactions aren't usually accidents. They're the result of good people communicating early and often.

🏡 That Mortgage Rate You Saw Advertised? There's Always More to the Story.

When you see a mortgage rate online, in an advertisement, or even today's average rates reported in the media, ask one question:

“What does it cost to get that rate?”

Because the rate and the cost of the rate are two VERY different things.

While it often can be, a lower rate isn't automatically a better mortgage. And here's where it gets interesting: sometimes additional upfront fees are being used to effectively buy the rate down, making the advertised rate look considerably better than the actual economics of the loan.

That interest rate may assume :

💰 Discount points paid at closing
💰 Origination or broker fees
💰 A very specific credit/equity profile
💰 A particular loan type or property scenario
💰 Other pricing assumptions that may not apply to you

The better question is:

What are you paying to get it, and how long will it take to recover that up front cost?

After 30+ years in mortgage lending, I've learned that some of the most expensive mistakes happen when people shop the headline instead of the entire transaction.
