I realize the chart below isn't going to mean much to a lot of people, but today was a very volatile day for mortgage-backed securities. When the line is going up, that is good for mortgage rates. Down is bad. Today we saw .25% swings in the rate. I work for a company that uses live pricing, this means my rates can change hourly while our lock desk is open. Blink and you will miss your opportunity!

We saw a few similar days like this in 2025. The low points lasted only a day or 2 each time. If you weren't ready to go, you missed it.

If you have a mortgage rate of 6.5 or higher, let's have a talk so we can determine the rate that makes sense for you to "pull the trigger" on a refinance. Deciding in advance is important because if you need to "think about it", you will likely miss out.
