You’ve checked your credit. You’re scrolling homes. You’ve even saved a few favorites.
Now comes the question: **What would buying one actually look like for you?**
Good credit is a strong starting point. Before you schedule those showings, take a closer look at three things:
🔴 What’s already coming out each month?
Your car payment, student loans, and credit card minimums all matter. A lender reviews those payments alongside the proposed home payment—not just your credit score.
đź”´ What income can be documented?
Your take-home pay and mortgage qualifying income can be different. If you earn overtime, bonuses, commissions, or self-employment income, find out how those earnings can be counted.
đź”´ What funds will you have available?
Think beyond the down payment. Plan for closing costs, moving expenses, and a cushion for life after you get the keys. Even a no-down-payment loan can have other upfront costs.
Swipe through these four cards, then give yourself one simple assignment: write down your monthly debt payments. That’s a useful place to start.
Thinking about buying—even if you’re unsure how soon? Let’s review where you stand and what to prepare next.
