Apparently Google reviews are the grown-up version of gold stars. āšŸ˜‚

As a former teacher I had charts with gold stars for my students-which was highly motivating!! And gold stars motivate me too!

And if you’ve ever worked with me, asked me a mortgage question, needed a second opinion, or just needed someone to make the process feel a little less overwhelming, I’d love to hear about your experience.

A Google review might only take you a minute, but it can help someone else feel a lot more comfortable taking that first step.

If you have a minute, you can scan the QR code or use the link below for convenience:

And yes, I’ll absolutely take the grown-up gold star. šŸ˜‚

Looking back at my Africa trip, this was one of my favorite stops. Getting to see these little guys up close was such a special experience. 🐧

Watching them made me think about something I see all the time in mortgage lending: everyone moves at their own pace, but having the right direction makes all the difference.

Buying a home, refinancing, tapping into your equity, or purchasing an investment property doesn’t have to look exactly like what everyone else is doing. The right mortgage strategy should fit your goals, your timing, and where you want to go next.

Sometimes the smartest move is buying now. Sometimes it’s waiting. Sometimes it’s finding a financing option you didn’t even realize was available.

That’s why I always tell people: before you assume something won’t work, let’s run the numbers.

If you’re thinking about buying, refinancing, or using your home equity for your next opportunity, call, text, or DM me. I’d be happy to help you explore your options.šŸ”

Ever checked your credit score and thought… wait, why did it drop?! 😩

Sometimes the reason is obvious, but sometimes it’s something you didn’t realize could affect your credit.

A few common reasons include:
- A late or missed payment
- Higher credit card balances
- Applying for new credit
- Closing an older account
- Changes or errors showing on your credit report

The important thing is not to panic. A credit score can change over time, and understanding **why** it changed is the first step toward knowing what to work on next.

If buying a home, refinancing, or investing is part of your future plans, it’s a good idea to start paying attention to your credit before you’re ready to apply.

Not sure where you stand? Send me a message and let’s talk about your next steps. šŸ’™

After a long Labor Day weekend, here’s a little reminder of what all that hard work is for. šŸ”ā˜•

Homeownership is more than rates, paperwork, and monthly payments.

It’s slow mornings in your own kitchen, decorating a space that feels like you, knowing your neighbors, and building routines that slowly turn a house into home.

And after a holiday that celebrates hard work, it feels like a pretty good time to remember that the goals we work toward matter too. šŸ¤

Whether buying a home is part of your plan now or somewhere down the road, every step forward counts.

What’s one thing you look forward to most about having a place of your own?

Liberty the Mortgage Poodle has officially decided we’ve worked enough for the week. šŸ˜‚šŸ©

Apparently there comes a point when even mortgage brains need a break.

So Liberty’s Friday recommendation is pretty simple:

ā˜€ļø Find some sunshine
🐾 Get outside
šŸ¹ Grab something cold to drink
šŸ“µ Step away from work for a little while

Mortgages will still be there on Monday.

For now, Liberty says we’re off duty, Enjoy your weekend everyone!

Look at this water.

Still. Steady. Unbothered by anything happening anywhere else in the world.
I want to talk to you about rates, but first I want to talk about that.

The headlines are loud right now. Conflict overseas. Oil climbing. Mortgage rates have moved higher three days running, and I’m not going to stand here and tell you otherwise. That’s the truth of where we are today.

Here’s the other truth: nothing stays where it is. Rates have gone up before and come back down before. Markets move in cycles. This moment is not the permanent state of things — it’s just the current one.

So what do you actually do?

Buy the house. Acquire your home or next investment opportunity. And when the market improves, we refinance. It's not complicated to refinance, and I'll walk you through it. The rate is temporary.

Waiting for a perfect rate has cost more people more money than any rate ever did. Homes appreciate. Sellers who are negotiating today won’t be negotiating when everyone jumps back in.

And in the meantime — pray. Talk to God. Do your work and be responsible with your money. Be good to the people around you. Carry on. You cannot control what’s happening in the world. You can absolutely control how you respond to it.

I’m not here to sell you panic. There’s plenty of that on your feed already. I’m here to be a calm voice in a loud room.

Primary home. Second home. Investment property.

Call me and I’ll walk you through exactly what your numbers look like today, honestly, with no pressure.

Everything changes. This will too. And then we refinance.

Thirty-four years later, the check is still framed.

But the real gift was never just the $500.

It was the reminder that a little encouragement, given at the right time, can travel a very long way.

Since 1992, I’ve raised a family, built businesses, made mistakes, learned hard lessons, changed directions more than once, and built a career helping people make some of the biggest financial decisions of their lives.

Today, I’m a mortgage loan officer, an educator doing webinars, a business owner, and still very much that girl from East Tennessee who remembers what it felt like when someone opened a door at just the right time.

I think that’s part of why I care so much about helping people to understand their options so that they can make the most informed decision about what is best from them and their families.

Standing here so close to Victoria Falls, with the mist in the air and a rainbow stretching right across the view, was one of those moments I just wanted to take in. 🌈

And of course, it got me thinking about perspective.

The mortgage market can feel a little like this sometimes. There’s a lot happening, it can be hard to see clearly, and it’s easy to assume the opportunity just isn’t there.

But with the right strategy, things can look very different.

Maybe it’s finding a way to buy the home you’ve been waiting for. Maybe it’s finally making a refinance make sense. Or maybe it’s using the equity you’ve already built to create your next opportunity.

You don’t always need to have the whole path figured out before you start. Sometimes you just need someone to help you see the options a little more clearly.

If you’ve been wondering what your next move could look like, **call, text, or DM me. I’m always happy to run the numbers and talk through what makes sense for you.** šŸ”

Monday reminder: you don’t have to have every step of the home loan process figured out before you start. šŸ”

A new week is a good time to get some clarity around the questions that may have been sitting on your mind rates, loan programs, credit, monthly payments, or simply whether now is the right time to make a move.

My job is to help make the process feel a little less overwhelming by explaining your options clearly and helping you understand what may fit your situation.

So if ā€œfigure out the mortgage stuffā€ has been sitting on your to-do list, consider this your Monday sign to start the conversation. šŸ¤

Message me today or call/text 865-412-4402 and let’s talk through your next step.

Ending the week feeling especially grateful. šŸ’™

A referral, a kind word, or a thoughtful review from someone I’ve helped will always mean more to me than any advertisement.

If we’ve worked together, whether I helped you purchase a home, refinance, access your equity, finance an investment property, or simply answered questions along the way, I’d love to hear about your experience.

I now have a Google Review page, and if you have a minute to leave a review, it would truly mean so much to me. Your feedback also helps someone else feel a little more confident when they’re looking for guidance with their financing options.

As I wrap up another week, I just want to say thank you to every client, friend, investor, Realtor partner, and family I’ve had the opportunity to work with over the years.

Your trust, referrals, and support never go unnoticed. I appreciate you more than you know. šŸ’™
