My dad, upon retiring a few years ago, told me a story that's stuck with me. He met with his financial advisor for a "retirement planning talk."

His advisor asked, "Why didn't you buy more land or any investment properties?"

My dad, understandably a bit confounded, didn't have a great reply other than to quip, "Why didn't you suggest it a decade or two ago?"

Gulfport run to the bay. Water lapping the sailboats hulls and folks out on their bikes and walking their dogs. Some things don’t change much here!

With my running, though, it’s been a while and much more infrequent the past few months. Everything is different now with our daughter 👧 on board, so it’s time for new habits, new intentions and new responsibilities! But fitness and some fresh air is going to be part of the mix, not least because she likes her stroller!

We met at the Gulfport Brewery run club about 8 months ago, and we entered into an ultramarathon longer than any I’ve run before—the finish line was reached today for the race of “Find a home in Gulfport that fit her needs and is turnkey and under-budget…ready, set, go!”

Tenacity, patience and perseverance are traits of any distance runner, and they’re a part of reaching any finish line, this one not excepted!

These were also evident from her top Realtor, Jessica , in her skillful negotiations and ensuring our client got under contract (even when adding back a financed solar package) over $30k under original list price!!

My team, the title attorney, and other parties involved were a pleasure to work with, and now I have another friend in Gulfport 👏🏽.

In case you’ve been living under a rock, the real estate market nationwide has drastically changed in the last 12 months, what with higher rates than we’ve seen in approx 15 years, the lowest residential home inventory (1.4M active listings) since 2012 (Redfin), plus notably higher average sold price.

La Rosa Realty opened their doors to me today and showed how they are doing things differently!

The question is, if you’re an agent/Realtor, are you equipping yourself to grow in this market by having more tools at your disposal than just the ability to list houses and rep buyers?

Building a team across all disciplines, getting creative and building rapport, using the long game, and then being able to offer various strategies no matter the would-be-seller’s situation—this is what can provide solid returns and help more clients in the years to come and in any market.

Homeownership’s perhaps largest “financial” benefit is the equity you build through paying off your loan, market appreciation that increases your home value, and any updates you do in or around your home to increase its value.

For low-income homeowners (earning 80% or less of area median income), they have seen an impressive gain of 75% more equity amounting to nearly $99,000 in the ten year span from 2012-2022.

With home equity and retirement savings accounts accounting for over 60% of a household’s net worth, this is further evidence that homeownership accessibility and help toward those with typically the least access or means is irreplaceable to help build wealth and secure a stable living situation earlier on when income levels and health are generally more stable as well.

Between 2012 and 2022, the nationwide median value of homes owned by low-income households rose 75%, or $98,910, according to NAR data.
