Fun Fact Friday: Chicago’s Home Insurance Building, completed in the 1880s, is commonly recognized as the world’s first skyscraper. It originally stood 10 stories (about 138 feet tall) before extra floors were added later. It was demolished in 1931.

Down Payment and Closing Costs are not the same thing.

Your down payment goes towards the cost of your home and reduces the amount you borrow.

Closing costs cover the expenses needed to complete the loan. (Appraisal, title fees, lender fees, prepaid taxes, homeowners insurance, and more.)

Both are important when planning how much cash you’ll need to close.

A mortgage payment is more than just principal and interest.

When estimating affordability, include principal, interest, property taxes, & home owner’s insurance. When applicable, you may also need to include mortgage insurance, flood insurance, and/ or HOA dues.

Also note that taxes and insurance can change over time, even when the principal and interest portion of a fixed-rate loan does not.
