I talked to someone last month who had just signed her fourth lease renewal in a row. Same apartment. Same landlord. Same rent increase letter every spring like clockwork.

An ARM (adjustable-rate mortgage) starts with a lower interest rate than a fixed-rate loan. That rate is locked in for a set number of years - usually 5, 7, or 10 - then it can adjust after that.
We're seeing more buyers ask about these lately, and here's why they make sense for the right person.
* If you know you won't stay long, why pay for a rate that lasts 30 years? A lot of buyers move within 5-10 years anyway - new job, growing family, upsizing, downsizing. If that sounds like you, a fixed rate might be covering years you'll never actually use.
* Lower rate now means lower payment now. That can mean more breathing room in your monthly budget, or it can mean qualifying for a bit more home.
* The key is being honest with yourself about your timeline. An ARM works well if you're fairly confident you'll sell or refinance before the rate adjusts. It's not the right fit if you're not sure, or if you plan to stay put for decades.
