Most people sign it, set it aside, and show up to the table.

Here's what I tell every single buyer I work with: read it!!

That document tells you exactly what you are paying, what your loan terms are, and how those numbers compare to what you were originally quoted. If something shifted and nobody told you, that's where you'll find it.

You have three days for a reason. Use them. And if something looks off, call your lender before you sign. We're here to help you, not leave you in the dark!

Something I tell people all the time, and I've been saying it for nearly three decades now, is that every month you rent is a month someone else is building equity and it's not you. That's not meant to make you feel behind. It's just the truth, and I think you deserve to hear it plainly.

If you've owned your home for a few years, there's a good chance you have equity built up.And a lot of people don't know what to do with that, or that they can do anything with it at all.

Here's when it might make sense to tap into it:

-You have high-interest debt that's draining you every month
-You want to renovate but don't want to wipe out your savings
-You're helping a child get into their first home
-You're ready to invest in a second property

A cash-out refinance or a home equity loan lets you access that value without selling. It's your money. You've been building it the whole time you've been making payments.

Now, it's not the right call for every situation. That's why the conversation matters before the decision.

The answer is yes! It just requires a little more documentation and someone who knows what they're looking at.

Here's what lenders are typically reviewing when your income is non-traditional:

-Two years of personal and business tax returns
-Year-to-date profit and loss statement
-Business bank statements in some cases
-Proof that your business is active and stable

The part that trips people up most is when their taxable income on paper looks lower than what they're actually earning, because they're writing off expenses. There are loan programs designed to account for that.

One of the first things I do with a new client is pull up their estimated monthly payment and go through every single line with them. Not because it's complicated, but because nobody ever explained it to them before, and I think they deserve to actually understand what they're paying and why.

Your mortgage payment is made up of more than just the loan itself. There's your principal, your interest, your property taxes, your homeowner's insurance, and in some cases, mortgage insurance. Each of those pieces has a reason it's there, and each one can shift depending on the loan program, the home, and how we structure things on the front end.

In almost three decades of doing this in Nebraska, the clients who feel the most confident going into closing are the ones who understood their payment from day one. Not the ones who crossed their fingers and hoped the number felt okay.

I've been doing this for nearly 30 years. And the conversation I have more than any other is some version of this: "Tracy, I don't think I'm ready yet."

Not ready because of the down payment. Not ready because of the credit score. Not ready because it just feels like too much right now.

I hear AND understand that. And almost every single time, when we actually sit down and go through it together, they were closer than they gave themselves credit for.

There are loan programs in Nebraska right now that people don't know exist. Down payment assistance, closing cost help, grants that don't have to be paid back. Some of my clients walked into their first home spending far less out of pocket than they ever thought possible :)
