I wish more people would stop disqualifying themselves before they ever ask the question.

“I probably need more saved.”

“My credit probably isn’t good enough.”

“I have student loans.”

“I’m sure I can’t afford anything anyway.”

Maybe one of those things does need some attention. But maybe it doesn’t matter nearly as much as you think.

You don’t need to have everything perfectly figured out before you start asking questions.

That’s actually what the first conversation is for.

The conversation almost always starts the same way... 'I don't think we're ready yet.'

And honestly? Sometimes they're right. But a lot of the time, they're selling themselves short before they've even looked at the numbers. I've met with people who were convinced they needed another two years.

Then we talked.

They realized they already had enough saved. Or their credit was stronger than they thought. Or there was a loan program they didn't even know existed.

I'm never going to tell someone they're ready if they aren't. But I also don't want someone spending another year assuming they aren't.

Sometimes the biggest obstacle isn't your finances.

It's the story you've been telling yourself.

One of the biggest mistakes I see people make is waiting until everything feels perfect.

Perfect credit.
Perfect timing.
Perfect savings account.

The problem is life rarely works that way.

I’m not telling people to rush into buying a home. But I am saying there’s value in getting real information early instead of assuming you don’t qualify.

A short conversation today can save someone months of stress and confusion later.

I’ve noticed a lot of people are mentally exhausted from renting before they even realize it. It’s not always about the money.

Sometimes it’s:

moving over and over
unpredictable rent increases
feeling temporary
not being able to truly make a place your own

That uncertainty wears on people after a while.

Now obviously buying isn’t the right move for everyone immediately. But I do think some renters assume homeownership is way farther away than it actually is because nobody’s ever walked them through their options clearly.

I think social media has made a lot of good people feel financially inadequate.

You scroll long enough and it feels like everyone is:

-buying houses
-remodeling kitchens
-moving into dream homes

Meanwhile you’re sitting there wondering:
“How are people even affording this?”

What you usually don’t see are the years of saving, planning, setbacks, and sacrifices behind those moments.

Comparing your financial journey to someone else’s highlight reel will make anybody feel discouraged.

Focus on your plan, not someone else’s timeline.

I talk to so many people who feel guilty for wanting a different house.

And honestly, I understand why.

People think:
“We should just be thankful for what we have.”

But there’s nothing wrong with acknowledging your current home no longer works the way it used to.

Maybe you need:

-an office
-more storage
-a safer layout for kids
-less maintenance
-more room for family gatherings

Life changes quickly.

A lot of homeowners don’t realize they may already have options because of the equity they’ve built over time.

Sometimes the first step is simply exploring what’s possible.

Quick reality check.

Getting pre-qualified is not the same as being fully pre-approved.

One is a conversation.
The other is verification.

And that difference shows up when you make an offer.

A strong pre-approval can give you leverage.
A weak one can slow things down.

If you are not sure which one you have, that is an easy thing to fix.

Send it over and I will tell you exactly where you stand.

Yes, you can buy before you sell!!

The real question is should you?

Some people are in a position where it makes sense. Others are better off selling first and keeping things simple.

It usually comes down to:
-How much equity you have
-How much risk you are comfortable with
-How clean you want the process to feel

There is no one size fits all answer here.

If you want a clear breakdown of what this would look like for you, I can map it out pretty quickly.

You don’t need 20% down.

You also don’t want to drain your bank account just to say you bought a house.

The real question is:
What puts you in the strongest position after you close?

Because owning the home is one thing.
Feeling comfortable in it is another.

Every situation is different, but I can usually give people a realistic range pretty quickly.

If you want numbers that actually apply to you, send me a message — I’ll keep it straightforward.

Most deals don’t fall apart because someone “did something wrong.”

They fall apart because no one explained what matters.

Here are 3 things I wish every buyer knew early:

Don’t move money around randomly
Don’t finance furniture before closing
Don’t assume small changes won’t matter

This isn’t about being strict — it’s about protecting your approval!

If you want a simple walkthrough of what actually matters (and what doesn’t), I’ll break it down for you without overcomplicating it.
