Earnest money is a good faith deposit you put down once your offer is accepted. It shows the seller you are serious. Instead of going straight to the seller, it is held by a neutral third party, and at closing it gets applied toward your down payment and closing costs. ✅

Here is why it matters. The contingencies written into your contract are what protect that deposit. Things like financing, inspection, and appraisal contingencies can allow you to walk away and keep your earnest money if something falls through. 🛡️
