There's a difference between pre-qualified and pre-approved, it can be the difference between getting the house and watching someone else get it.

Pre-qualified means a lender looked at what you told them — your income, your best guess at your debt — and handed you a ballpark. No documents. No verification. It's a polite estimate.

Pre-approved means they actually pulled your credit, read your pay stubs or tax returns, and put a real number behind you. When a seller or their agent sees a pre-approval letter, they see someone who can close. When they see a pre-qual, they see a maybe.

Here's the part that is confusing, a lot of people think getting pre-approved is the scary, invasive step. It's usually the opposite. It's the step that tells you exactly what you can spend and helps you set a realistic budget before you even start looking at homes — and it costs you nothing.
