It’s a great time to buy a home !

In 1971, mortgage interest rates were at about 7.5%. If you waited for interest rates to go down below that to buy a home, you would have rented for 22 years until 1993. Meanwhile, the value of real estate more than tripled over that time. This means that even with a lower interest rate, you paid 3 times more for a home and about twice as much for down payment and closing costs. Marry the house and date the rate...DONT WAIT!

Time to buy a home before prices go higher ! The NAHB Housing Market Index, which measures builder confidence, rose 5 points in April to 55, following a 5-point increase in May and getting the index firmly into expansion territory above 50 once again. Confidence has risen for six straight months and is at the highest level it’s been at since June 2022. Looking at the internals: -Present Situation was up 5 points to 61 -Future Outlook was higher by 6 pts to 62 -Buyer Traffic rose 4 points to 37, but still well below 50. Even when the housing market was very strong in May of 2022, Buyer Traffic was only at 53. And traffic has made a big recovery from 20 in November of last year. The NAHB said that there was solid demand, a lack of existing home inventory, which is helping Home builders take market share, and improving supply chain efficiencies. Builders are also offering fewer price cuts, as they are seeing more demand enter the market.
