I realize that many buyers become fixated on getting the absolute lowest rate - but have you considered what you’re paying to get it?

If one option costs thousands more upfront to save a relatively small amount each month, how long do you actually have to keep that mortgage before the upfront cost pays for itself?

I always like to look at the break-even point.

If you spend an extra $4,500 to save $125/month, it would take 36 months to get that money back. We want to consider if you’ll still have that same mortgage in 3-5 years, if you could refinance at some point, and would that upfront cost be more valuable sitting in your savings account.

There isn’t one right answer. But I prefer to have this conversation than simply “What’s the lowest rate?”

Well the Fed raised rates by .25% today - but the move wasn’t exactly a surprise.

Markets had largely anticipated the increase heading into today’s meeting, meaning much of this news was already priced in. And a reminder: a Fed rate hike doesn’t mean mortgage rates automatically rise by the same amount. Mortgage rates respond to a much bigger pictures.
