A few key numbers are shaping the mortgage market this week. The average 30-year fixed rate ticked up slightly to 6.78%, while both purchase and refinance applications saw modest declines. Meanwhile, July’s Core PCE inflation came in largely as expected at 3.3% year-over-year.

Tomorrow, attention turns to the Fed meeting in Jackson Hole where markets will be listening closely for signals on inflation, Treasury yields, and what could be ahead for interest rates.

A little good news on the inflation front 👀

July’s Producer Price Index (PPI) came in lighter than expected, showing prices at the producer level were flat for the month.
Why does that matter if you’re thinking about buying a home?

Inflation is one of the big pieces the Fed and the bond market are watching closely. Softer inflation data can be encouraging for the direction of interest rates, but we’re still a month away from the next Fed meeting and there’s plenty of data to come before then.

Bottom line: one report doesn’t determine mortgage rates, but the trend is worth watching.

I saw this post from Marc Cuban and found it really interesting. As AI-generated content becomes harder and harder to distinguish from reality, we are going to crave more face-to-face interaction.

I think there’s something to that.

Especially when you consider how AI might change mortgage lending. For sure it will make parts of lending faster and smarter. But I don’t think it will ever replace:

a real person
answering the phone
knowing your story
solving a complicated problem
celebrating with you when you get the keys

The more digital the world gets, the more valuable HUMAN becomes. I don’t see that part of this business going anywhere.

Before school starts, the Duffy family is making every minute count. We had a fantastic trip to Tennessee!

The size of a home matters but does it check all the boxes?

Finding a neighborhood that is the right fit is the biggest piece of the puzzle. I always recommend leading with the Dallas neighborhood you connect to the most. This has been a gamer changer for our family. Where your kids play, go to school, who you wave to on a walk, how it feels to pull onto your street at the end of the day. Good conversation to have with a lender who knows the area before you fall for a floor plan! Always happy to chat about it.
