We got Ben a house for $62,000 less than expected and he did not bring a single dollar to closing. Ben is retired, on a fixed income, and he's moving to Dallas to be closer to his family. When we sat down I knew right away this was not a transaction, this was somebody's retirement. Getting the payment right was not a preference, it was the whole point. So that is what we built everything around. He wanted to buy before his current home sold, which meant no cash to bring to closing. This sounds like a dead end for most lenders, but not for me, we just needed to use a different structure. So we set up a bridge loan and a Buy Before You Sell solution and kept moving. The home he wanted was already under contract. Most people walk. Cameron Reynolds made a backup offer because we have seen enough deals fall apart to know that patience is a strategy. That first contract dragged, the seller got frustrated, it collapsed, and we were ready. Negotiated $40,000 off list, got $22,000 in seller concessions, bought the rate down, and locked in a $2,300 a month payment with nothing due at closing. That is what happens when you build the right plan before the opportunity shows up instead of scrambling after it does. Ben wanted to be near his family without blowing up his budget. I love this question nobody ever gives the same answer. Tina's was something I think about with my own clients all the time. People come into the process having done their research, which sounds great until you realize their research was the national news, and the national news has nothing to do with what's actually happening in DFW. Nothing. What's true in some other part of the country is not what's true here, and if nobody stops to explain that early, people make decisions based on a story that was never about them in the first place.
