Does the rate matter? Sort of, but I never want someone evaluating a mortgage based on just ONE number.

We also should consider:
-How much cash are you bringing to closing?
-What is the monthly payment?
- Are concessions available?
- How long do you expect to keep the loan or home?

“How much do I need saved?” is a much better question than “Do I have enough?”

I'm not terribly interested in convincing everyone to go buy a house. I'm much more interested in helping people understand what's actually possible.

Sometimes that's buying now. Sometimes it's creating a plan. Sometimes it's finding a financing option you didn't know existed. And sometimes the right answer really is to wait.
