A denial doesn’t automatically tell you whether the problem is temporary, whether another loan program could work, or whether there’s something you can change.
Maybe it’s credit.
Maybe it’s income.
Maybe it’s employment history.
Maybe that particular loan product just wasn’t a good fit.
Sometimes the answer is still no but I’d much rather help you understand why and build a plan than leave someone thinking homeownership is off the table.

Does the rate matter? Sort of, but I never want someone evaluating a mortgage based on just ONE number.

We also should consider:
-How much cash are you bringing to closing?
-What is the monthly payment?
- Are concessions available?
- How long do you expect to keep the loan or home?

“How much do I need saved?” is a much better question than “Do I have enough?”

I'm not terribly interested in convincing everyone to go buy a house. I'm much more interested in helping people understand what's actually possible.

Sometimes that's buying now. Sometimes it's creating a plan. Sometimes it's finding a financing option you didn't know existed. And sometimes the right answer really is to wait.

I just don't want you ruling yourself out because you assumed your situation was too complicated to ask about. If you don't know where you fit, that's a perfectly good place to start!
