Hey West Michigan homeowners and buyers! There’s a lot happening in the economy this week that could nudge mortgage rates up or down. Here’s what to know in plain English:

💼 𝗝𝗼𝗯𝘀 & 𝗕𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝗡𝗲𝘄𝘀:
Early in the week we’ll see reports on small business optimism and job openings. These show how confident businesses are and how easy it is to hire workers.
• Strong confidence and lots of openings = a hot economy, which can push rates higher.
• Fading optimism or fewer job openings = signs of cooling, which can help rates ease lower.

🏦 𝗠𝗶𝗱-𝗪𝗲𝗲𝗸 𝗙𝗲𝗱 𝗠𝗲𝗲𝘁𝗶𝗻𝗴:
This is the big one. The Federal Reserve meets Wednesday and might trim short-term rates again. That’s usually great news for credit cards, but mortgage rates don’t always follow directly. What really matters is why they adjust and what they say about the economy ahead. Sometimes mortgage rates even rise after a Fed cut. We’ll be watching closely so you don’t have to.

💰 𝗧𝗿𝗲𝗮𝘀𝘂𝗿𝘆 𝗔𝘂𝗰𝘁𝗶𝗼𝗻𝘀:
The U.S. government auctions Treasury notes and bonds Monday, Tuesday, and Thursday. Think of it as the government’s “loan interest.”

Two important updates to start the week.
1️⃣ A report on U.S. manufacturing shows how busy our factories were last month.
• Strong activity = strong economy = rates could tick up slightly.
• Slower activity = signs of cooling = rates might hold steady or dip a little.

2️⃣ Fed Chair Jerome Powell is speaking today. Why does it matter? When the Fed boss talks, financial markets listen. If he hints that inflation is still a concern, rates might inch up. Hey friends! If you’re wondering where rates might be headed, here’s the quick scoop for Nov 17–21. It’s a busy week for the economy (and for mortgage nerds like us 🤓).

💼 𝗝𝗼𝗯𝘀, 𝗷𝗼𝗯𝘀, 𝗷𝗼𝗯𝘀:
Tuesday brings the ADP private jobs report, a sneak peek at the job market. Lots of new jobs means a hotter economy, which can push rates up. Fewer jobs means signs of cooling, which could help rates dip.

🏡 𝗛𝗼𝘂𝘀𝗶𝗻𝗴 𝘃𝗶𝗯𝗲 𝗰𝗵𝗲𝗰𝗸:
We’ll also see homebuilder confidence numbers. Builders have been cautiously optimistic lately, so any boost here is good news for the housing market.

📅 𝗠𝗶𝗱𝘄𝗲𝗲𝗸 𝗺𝗮𝘆𝗵𝗲𝗺 (𝗶𝗻 𝗮 𝗴𝗼𝗼𝗱 𝘄𝗮𝘆):
Wednesday is packed with updates. We’ll get mortgage application data, a 20-year Treasury bond auction (which influences interest rates for everyone), and the Fed meeting minutes (basically the Fed’s diary 🗒️ showing whether they are leaning toward rate cuts or holding steady).
We’ll also get new home construction stats, unless a government shutdown delays them.

📉 𝗧𝗵𝘂𝗿𝘀𝗱𝗮𝘆 𝘄𝗿𝗮𝗽-𝘂𝗽:
Existing home sales and weekly jobless claims are both on deck. These reports reveal whether buyers are staying active and if the job market is cooling off.

Did you know the U.S. just produced its 𝗳𝗶𝗻𝗮𝗹 𝗯𝗮𝘁𝗰𝗵 𝗼𝗳 𝗽𝗲𝗻𝗻𝗶𝗲𝘀 this week? After more than 230 years of jingling in our pockets, the penny’s chapter in history has finally closed.

We’ve got a packed week ahead (Nov 10–14) in the world of mortgage rates, here’s what’s coming and why it matters if you’re thinking about buying or refinancing:

👉 𝗧𝗵𝗲 𝗛𝗲𝗮𝗱𝗹𝗶𝗻𝗲𝘀 𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸:

𝗪𝗵𝗮𝘁’𝘀 𝗛𝗮𝗽𝗽𝗲𝗻𝗶𝗻𝗴:
A bunch of key job reports are rolling out this week; job openings, private hiring, unemployment claims, and the big Friday jobs report. These give Wall Street a pulse check on the economy, and that can move mortgage rates.

𝗪𝗵𝘆 𝗜𝘁 𝗠𝗮𝘁𝘁𝗲𝗿𝘀:
If the job market looks like it’s cooling off (fewer openings or more unemployment claims), that’s usually good news for mortgage rates ⬇️. Hey, did you know Halloween started more than 2,000 years ago as the Celtic festival of Samhain? It marked the end of harvest and the start of winter, when people believed spirits roamed the earth. To stay safe, they’d dress up in costumes to “blend in” with the ghosts.

When Irish immigrants came to America, they brought the tradition with them, and that’s how trick-or-treating began! 🍬

💡 Bonus fact: The first jack-o’-lanterns were carved from turnips, not pumpkins.

🎃 Spooky Week for Mortgage Rates? Not so fast…

Hey friends! It’s Monday, and we’re kicking off a BIG week for mortgage rates. 💰📈 Don’t worry, you don’t need an economics degree for this one. Here’s the short version:

𝗧𝗼𝗱𝗮𝘆’𝘀 𝗙𝗼𝗰𝘂𝘀:
The U.S. Treasury is holding a big auction for its IOUs (2- and 5-year Treasury notes). Why should you care? Because what investors are willing to pay for those notes affects interest rates.

Think of it like a school bake sale: if the cupcakes sell fast, prices (and rates) stay steady; if no one’s buying, prices drop and rates go up. 🧁➡️💹

We’ll know this afternoon whether rates get a little bump from those auctions. Nothing to do on your end, just something mortgage nerds like us watch.

𝗧𝗵𝗲 𝗕𝗶𝗴𝗴𝗲𝗿 𝗣𝗶𝗰𝘁𝘂𝗿𝗲:
