🌵 Scottsdale Housing Market Update: September 2026 🏡
Fall demand arrived with momentum in Scottsdale! Here is a look at how the market performed this September:
📈 Home Prices Pushed Higher:
• Median Sales Price: $950,000 (+8.6% year-over-year from $875,000 in Sept 2025; +7.6% from $882,750 in August)
• Average Sales Price: $1,324,692 (+10.4% YoY)
• Median Price per Sq. Ft.: $431.03
🤝 Sales Activity Surged:
• Total Closed Sales: 483 homes sold, up 14.5% compared to August and up 8.5% year-over-year.
• Median Days on Market: 69 days, moving slightly faster than both last month (71.5 days) and last September (73 days).
📦 Inventory & Options for Buyers:
• New Listings: 941 new homes hit the market—a 27.7% surge over August as sellers launched their fall listings.
• Active Inventory: 2,367 homes, giving buyers roughly 4.7 months of inventory to explore.
💡 Negotiations & Credits:
• Only 30.9% of closed sales included seller concessions (much lower than other Valley submarkets), but where credits were negotiated, the average was $15,130 toward buyer closing costs and rate buydowns.
• 45.6% of active listings have had a price reduction, showing that realistic pricing is still essential to capture serious buyers.
