Capital Gains in Plain English

When you sell an investment property for more than you paid, that profit is called a capital gain.

It sounds simple… until you peel back the layers:
🏠 You subtract what you paid (plus improvements).
📉 You add back the depreciation you claimed (or should have).
💰 What’s left is your gain - and yes, the IRS wants a slice.

Short-term = taxed like ordinary income.
Long-term = gets special rates.
And if you used depreciation? The IRS recaptures that, too.

Understanding Credit: What You Need to Know!

Credit is a powerful tool — used wisely, it helps you reach your goals. Used poorly, it can hold you back — especially when you're trying to buy a home. Here's a quick breakdown:

• Open-end (revolving) – Like credit cards; reuse as you pay down the balance
• Closed-end – One-time loans like home, car, or personal loans

🏦 How Lenders Decide
Lenders consider your job history, how long you’ve lived in one place, your past credit behavior, existing debts, and your bank accounts. Bigger purchases mean more scrutiny — especially homes.

📈 Tips to Build Good Credit
• Open checking and savings accounts
• Start with small credit lines (store cards are easier to get)
• Secured credit cards are great options for those with low or new credit
• Only borrow what you can repay
• Pay your balance in full and on time every month

🚨 Protect Your Credit
• Set-up autopay! Even one late payment can hurt your score for a year or more
• Avoid only making minimum payments, interest and annual fees keep adding up fast
• Set a budget and track spending so that you can pay off the balance at the end of the month - set up payment schedule for larger purchases that you put on a credit card
