POV: Iโ€™m reviewing your bank statement and see a random $50,000 depositโ€ฆ ๐Ÿ˜…

My first question: โ€œOkayyyโ€ฆ where did that come from?โ€

Hereโ€™s why ๐Ÿ‘‡

When youโ€™re buying a home, large deposits can raise questions during underwriting. Mortgage professionals need to know where the money came from and have documentation to back it up.

Maybe it was:
๐Ÿ’ฐ A gift from family
๐Ÿš— Money from selling something
๐Ÿฆ A transfer from another account
๐Ÿ’ผ A bonus or other income

None of those automatically mean thereโ€™s a problem โ€” I need to be able to explain and document it.

So before you move a big chunk of money around while buying a home, talk to a mortgage pro or talk to me first.

A 2-minute conversation now can save you a whole lot of headache later. ๐Ÿ™Œ

Mortgage rates continued to creep higher last week, helped along by rising oil prices and markets pricing in a possible Fed rate hike this month after Fed Chair Warsh's comments in Jackson Hole and stronger-than-expected jobs data.

This week features a focus on inflation, and if it comes in higher than expected it will pressure rates higher. Rates will also be influenced by oil prices, which continue to rise. It looks likely that mortgage rates will continue to creep higher unless something unforeseen happens this week.

โ€ข The Fed: Mortgage rates currently reflect about a 60% chance of a Fed rate hike this month, and if inflation comes in hot, that could increase. Mortgage rates rise ahead of actual Fed rate hikes, so if markets anticipate a hike after this week's data, it will push mortgage rates higher to end the week.
โ€ข Inflation data: Wholesale inflation data comes out on Thursday, with consumer inflation data on Friday. If inflation comes in hotter than expected, it could push mortgage rates up to end the week.
โ€ข Oil: If oil prices continue to rise this week, it will pressure mortgage rates higher.

Rates have been pretty stable this month but ended last week near their highest levels. Most borrowers wouldn't see a change in rate, but may see a difference in the credit or points needed to get that rate.

Rates could move higher this week as oil prices rise on increased tensions in the Middle East and markets worry the Fed may hike rates at its next meeting. Any increase may be small, but it's tough to see rates moving much lower from here.

โ€ข The Fed: Fed Chair Warsh's Jackson Hole speech last week raised concerns that the Fed may hike rates as soon as the next Fed meeting in September to fight stubborn inflation. There is some concern the Fed may hike rates twice before the end of the year, despite upcoming midterm elections.
โ€ข Labor data: Several jobs reports come out this week, with Friday's BLS jobs report being the most important. The report will show how many jobs were created in August as well as the unemployment rate. Weak job numbers could help mortgage rates, while stronger numbers could increase the chances of a Fed rate hike in September.

As your home value grows and you pay down your mortgage, you may build equity that can provide greater financial flexibility.

Depending on your goals, options may include a cash-out refinance or other forms of home equity financing that may be used for purposes such as debt consolidation. Each comes with different rates, costs, and repayment terms. The right approach depends on how much equity youโ€™ve built, your current mortgage, and what you want to accomplish.

I can help you compare options that fit your financial goals and determine what may make sense for you. Have questions? Send me a message โ€” Iโ€™m happy to help!

Starting a new job while buying a home? Hereโ€™s what I want you to know. ๐Ÿ‘‡

Please talk to me before you put in your notice. ๐Ÿ˜…

Changing jobs doesnโ€™t automatically mean you canโ€™t buy a home, but the timing matters.

If youโ€™re starting a new job, Iโ€™m going to need to know:

๐Ÿ‘‰ When is your last day at your current job?
๐Ÿ‘‰ When does the new job officially start?
๐Ÿ‘‰ What will your new pay be?
๐Ÿ‘‰ Are there any conditions you still have to complete?
๐Ÿ‘‰ When are we planning to close?

Depending on your loan type, we may also need an offer letter and additional documentation before we can use that new income to qualify.

This is one of those situations where Iโ€™d much rather you call me before making the change than tell me after everything is already in motion. ๐Ÿ˜‚

Changing jobs? Moving money around? Making a big purchase?

When youโ€™re buying a home, keep your loan officer in the loop. A quick conversation can save us both a headache later. ๐Ÿ™Œ

Your credit score plays an important role when preparing for major financial goals, including buying a home. Small, consistent steps like making payments on time, keeping credit card balances manageable, paying down debt, and reviewing your credit report can help strengthen your credit profile over time. Building healthy credit habits today can put you in a better position for future opportunities. ๐Ÿ˜Ž

Very soon, you could be walking into a home you worked hard for.

The saving.
The waiting.
The second-guessing.

It all counts.

Buying a home does not happen on the same timeline for everyone. Some buyers need more time to save. Others need time to improve credit, grow income, or get paperwork in order.

That is especially true if you are self-employed.

Your path may look different, but that does not mean you are behind.

Every step can move you closer.

Not sure where you stand? Send me a message, and I can help you understand your next step.
