A great rate can get your attention. I’m more interested in what it actually costs you to get it.

Discount points, lender fees, credits, cash to close, and how long you plan to keep the loan all matter when you’re comparing options.

That’s why I’ll always look at the whole picture, not just the rate.

Maybe “having it all” looks a little different now.

Luxury doesn’t always have to be big, extravagant, or in your face. Sometimes it’s an experience — having space to breathe, privacy to enjoy, and the freedom to live the way you want to.

And in Southern Utah, I can definitely see the appeal!

I hear versions of these questions from buyers in St. George all the time.

What if rates drop after I buy? How do I avoid becoming house poor? Can I really afford a home and still have a life? Do I actually need 20% down?

They’re good questions, and they deserve more than a one-size-fits-all answer.

Your income, savings, monthly budget, long-term plans, and the home you’re considering all play a role in what makes sense.

There is nothing better than getting the text that says, “WE FOUND IT.”

And this is where the fun starts, because we’ve already done the work. We’ve run the numbers, talked through the options, and built a financing plan before you ever found THE house.

Now we get to put that plan into action.

Finding a home you love should feel exciting. And when you know exactly what you can afford and how you want to structure the financing, you get to enjoy the moment instead of scrambling to figure it all out.

Yes, I’m a mortgage person. No, mortgages are not my whole personality.

I’m an Army wife, a sports mom, a Utah native, a traveler, a music lover, and someone who comes from a big family where relationships have always mattered.

I also happen to be a mortgage nerd who genuinely enjoys talking about financing, real estate, and all the different ways homeownership can help people build wealth.

For me, those two sides have always gone together. I like getting to know the people behind the application. What matters to you, what you’re working toward, and what you want life to look like a few years from now.

Because the mortgage may be what brings us together, but the relationship is always the best part.

I love a good mortgage myth. Mostly because I’m enough of a mortgage nerd to actually enjoy explaining why it’s wrong.

And there are plenty of them floating around Southern Utah.

Your pre-approval is more than a number. The lowest rate isn’t automatically the best financing. Your lender matters long before you’re under contract. And buying in St. George, Washington or Hurricane can look very different depending on the home, the neighborhood and what you’re trying to accomplish.

Whether you’re looking at a new build, your first home, a 2–4 unit property or simply trying to understand what you can comfortably afford, I’m always happy to talk through the numbers.

No pressure. No question too small. Probably a bad joke or two.

But definitely a strategy that makes sense for you.
