Let me share something that a lot of people don’t realize…

If you’re a low-to-moderate income earner in California and you think homeownership is out of reach because of the down payment — that may not be true.

There’s a program available right now called CalHFA — the California Housing Finance Agency program — and it offers down payment assistance to qualified buyers.

That means you may not need to come up with all of the upfront funds on your own.

What a full-circle moment this has been.

Recently, I had the honor of visiting a local public school to teach basic financial literacy to teens — and I didn’t go alone. I partnered with Donna Jones of Experior Financial Group Inc, and together we poured into the next generation.

We talked about real-life money skills:
• How credit truly works
• Budgeting as a tool for freedom
• Understanding income, savings, and investing
• Making smart decisions early to avoid long-term setbacks

The students were engaged, thoughtful, and curious. They asked questions that showed they want to understand money before stepping into adulthood. That alone was inspiring.

This experience didn’t just impact them — it impacted me.

It set in motion the vision for Count-Up Youth Financial Literacy Project, a nonprofit initiative dedicated to equipping young people with practical financial knowledge early. Because financial literacy shouldn’t start after debt — it should start before decisions.

Partnering with Donna reminded me that this work is bigger than one person. It takes collaboration, community, and commitment to shift futures.

I left that school energized, grateful, and inspired.
