The rate gets all the attention. Your actual payment is built out of four things.

Did you know, the VA loan is not a one-time thing? Entitlement can be restored after the first loan is paid off, and in certain situations you can carry two VA loans at the same time. That comes up constantly around here. Orders come through, you're reporting to a new duty station before the old house sells, and you may still have entitlement left to buy at the next one.
There are real limits, so the numbers are worth running. But one and done isn't the rule.

You've heard you have to sell your current home before you can buy the next one. Plenty of people do it that way. It isn't a rule.

Depending on your equity, your income, and the loan you're using, there are ways to buy first and sell after. Some buyers qualify carrying both payments for a short stretch. Others put the equity they already have to work to bridge the gap. It takes planning and an honest look at the numbers. But moving without living out of boxes in somebody's basement for six weeks is more possible than most people assume.
