Another successful payoff in the books.

This fix-and-flip project at 3331 Park St in Columbia, South Carolina is a great example of what disciplined real estate lending looks like from start to finish.

The deal was funded with a $308,000 principal balance and had an estimated ARV of $440,000. The borrower completed the rehab with a $109,000 renovation budget, finishing the work in 3 draws by October 6, 2025.

From closing to completed rehab, the project took roughly 87 days.

The loan was officially paid off on May 29, 2026, creating a successful exit for the deal and generating $12,202.96 in interest payments.

For us, this is what matters: funding real estate-backed opportunities, tracking the project through each stage, and helping create successful outcomes for the borrower and the fund.

No paycheck is guaranteed forever.
We recently saw another reminder that even large, established companies can change direction overnight — and when they do, employees and families are often the ones left scrambling.

That is why financial education matters. Not because everyone needs to quit their job tomorrow, but because everyone should understand how to build options outside of a single paycheck.

Your mindset, your tool set, and your skill set can become real assets when you learn how to use them. The economy may be uncertain, but sitting still is not a strategy. Start learning. Start building. Start creating options for your future.

There's opportunity in seconds and thirds, but also significant risks. It's generally safer to focus on first lien positions, especially when starting out. Understand that higher risk in secondary positions typically means a higher potential return, but also a higher interest rate. The order of filing liens at the County Recorder's office determines priority.
