To secure a real estate deal, you need a clear property address, a rehab budget if applicable, and the borrower's experience. Property type, after-repair value, and sufficient liquidity/reserves are also crucial. Understanding the true purpose behind the purchase is key.

Losing deals often stems from submitting incomplete or poorly packaged files. Just like a football play, you can't advance if the message is unclear. You are the coach, guiding your borrower (the player) to execute a clear 'play' – a complete file with no loose ends. Lenders can't move forward with confusion. Ensure your files tell an accurate story to get approved.
