Today marks 25 years since September 11, 2001.

A day that changed our country forever.

Today, we remember the nearly 3,000 lives that were lost. We remember the families who never got to say goodbye. We remember the firefighters, police officers, first responders, service members, and ordinary people who stepped forward when others needed them most.

We remember the courage.
We remember the sacrifice.

We remember the countless acts of kindness and bravery that came out of one of the darkest days in American history.

For many, September 11 is not simply a date in a history book. It is a reminder of how quickly life can change, how deeply loss can be felt, and how powerful we can be when we stand together.

Twenty-five years later, we honor those we lost by continuing to remember their names, their stories, and the people they left behind.

May we never forget the heroes who ran toward danger.

May we never forget those who served in the years that followed.

THE STRONGEST DEAL WAS B

The strongest opportunity was Deal B. It was not the cheapest property.
It had the strongest overall combination of:
Supported value.
Known renovation costs.
Recent comparable sales.
A contingency reserve.
A realistic timeline.
A clear exit strategy.

Deal A may appear affordable, but the large renovation budget, older comparable sales, and uninspected foundation issue create significant uncertainty.
Deal C has a lower purchase price and rehab budget, but its projected ARV is weakly supported and there is no backup exit strategy.

That is the lesson from August:
A good deal is not simply a property you can buy.
It is an opportunity with numbers you can support, risks you can understand, and a plan you can execute.

What do you think?

This deal has several positive signs:
- A supported ARV
- A documented renovation plan
- A reasonable project timeline
- A contingency reserve
- A clear resale strategy

- Room between the projected value and estimated costs
That said, a promising deal is not the same as an approved loan.
There is still more to confirm:
Financing http://costs.Holding expenses. Title. Insurance. Inspections. Borrower qualifications.

Final underwriting.
