Fannie Mae and Freddie Mac released 2025 loan limits.

What does this mean?
It means you can buy more of a house for less down than you could last year.
Jumbo loans (Any loan over $806,500) typically require 10% or more down limiting those with less than 10% limited to conventional financing.
Assuming you qualify for a loan of $806,500 loan you could buy a house for $831,443 and put 3% down.

Conforming loan limits just went up…….

This means that you can now do a conventional mortgage loan up to $802,650.

Who does this impact?

Those wanting to not do a jumbo loan (any loan over 👆) as guidelines for jumbo or typically more strict and rates are different (usually higher). MORE COMMON

Those who want to put down 3% on a $827,474 home as minimum down payment for Conforming loan is 3% down. LESS COMMON
