Lenders calculate a debt-to-income ratio (DTI): your total monthly debts, including the new mortgage, compared to your gross income. Most programs cap that somewhere between 43-50%. Two people earning the same salary can qualify for very different purchase prices depending on their existing debt and down payment.

"Can my parents just give me the down payment?"

𝗦𝗵𝗼𝗿𝘁 𝗮𝗻𝘀𝘄𝗲𝗿: yes, in most cases — and it's more common than you'd think here in the Bay Area. Most conventional, FHA, VA, and USDA loans let gift funds cover 100% of your down payment on a primary residence.

𝘛𝘩𝘦 𝘸𝘳𝘪𝘯𝘬𝘭𝘦: jumbo loans (which cover a huge share of Santa Clara County purchases) often work a little differently. Many jumbo programs want to see you contribute some of the down payment from your own funds first, and gift money generally can't count toward the cash reserves you'll need to hold after closing.
