🚨 CPI UPDATE: Inflation just came in HOTTER than expected.

Yesterday I told you to watch today's CPI report. Here's what happened:

📊 Headline inflation: 3.8% (forecast was 3.7%)
📊 Monthly increase: 0.6%
📊 Core inflation: 2.8% (above the 2.7% forecast)
📊 Real wages: DOWN 0.5% inflation is eating into paychecks

This is the highest annual inflation reading since May 2023, and it's being driven by rising energy costs from the ongoing Middle East conflict.

What does this mean for mortgage rates?
➡️ Hotter inflation = higher bond yields = upward pressure on rates
➡️ Traders are now pricing in a 30% chance of a rate HIKE by year-end
➡️ The Fed is unlikely to cut rates anytime soon

Here's the bottom line: waiting for the "perfect rate" could cost you more than locking in today's rate and refinancing later.

Every month you wait, home prices continue to appreciate and inflation eats into your buying power.

**🔔 CPI drops tomorrow — here's what I expect**

Tomorrow morning we get the April inflation report, and I don't think it's going to be friendly for rates. Here's my call:

**Month-over-month: +0.5% to 0.6%**
**Year-over-year: ~3.7% (up from 3.3%)**

Why the jump? Rising oil prices are hitting the headline number hard, and we're replacing a very low reading from last April making the year-over-year comparison look even worse.

A print near 3.7% is not what the bond market wants to see. Expect upward pressure on mortgage rates.

My advice: if you have a buyer on the fence, don't wait for a better number this week. Lock and protect your client. Call me for any loan needs
