Valocity’s April 2026 market update shows the New Zealand housing market is currently more stable, with national values moving only slightly in April.

The national median sale price also moved from $790,000 in Q4 2025 to $763,000 in Q1 2026. That does not mean every property is cheaper, but it does suggest buyers may have a little more breathing room compared with a fast-rising market.

For first-home buyers, this is a good reminder:

You do not need to wait until you find the perfect house to speak with a mortgage adviser.
