Yesterday we visited one of our clients and one of our lenders (that came up from London) at our clients site in Sheffield. He has built 7 detached properties on the outskirts of the city - 4 are finished and 3 are ready for the first fix. 🏠

We have been working closely with this client over the past 12 months restructuring his borrowings on this site and on his portfolio. 🤗

Last May we organised the funds towards the purchase and refurb for this project in an affluent area of Manchester for one of our clients who chose one of our private lenders who has a very light touch approach towards monitoring the refurb using a surveyor from our panel. The clients chose an 18 month term which gave them 12 months for the extension and back to brick refurb and 6 months for the sale. The property is now sold STC for over £700k (hopefully completing this week) which means they only took 11 months rather than 18!

We love getting updates from our clients on the progress of their sites that we organise the funds for and what an amazing refurb they have done! Onto the next…

🩷 OPEN ENDED LOANS AT 1% PER MONTH 🩷

One of our panel lenders have reduced their interest rate on first charge property loans until the 14th February 2026...

This lender specialises in open ended loans and they definitely don’t mind quirky assets as their security...

• Loan Size: £30k - £2m (but they will consider higher)
• Term: Open ended with no repayment deadline and no early redemption penalties
• Location: England and Wales
• Security Type: Residential, commercial and semi - commercial (this lender will accept hotels, golf courses, marinas, pubs etc)
• Interest Rate: 1% per month (as long as it completes before 14.02.2026, after this it will be 1.25% per month)
• Valuation Type: Full valuation required
• Loan to Value: 65% of the 90 day value
• Arrangement Fee: 2.5%
• Exit Fee: 3 months interest on redemption

But you need to act quick if you would like the 1% interest rate as the deal has to complete by the 14th February 2026 to secure this rate. 💨💞

✨ DECEMBER 2025 ✨

Here is our last monthly report for 2025 for December… we found that we seemed to have gone quieter earlier than previous years for the festive period but it didn’t stop us having many completions for December!

We may have enjoyed the festivities a bit too much and was very lucky to go out for lots of drink / meals / events with our connections throughout the month but we’re now locking in for 2026 and can’t wait to see what it brings 👀🔒
