WHY WAS I TOLD I COULD BORROW £X BUT I’VE NOW BEEN TOLD I CAN’T❓🤔

Mortgage affordability is only one part of the story when it comes to mortgages.

Not only does each mortgage lender have their own affordability calculation to work out how much you may be able to borrow, they also have their own lending criteria you need to meet.

For example, some mortgage lenders:

❌ May not accept certain types of deposit.
❌ May require a larger deposit/equity in the property.
❌ May not accept certain types of income such as Child Benefit, Personal Independence Payments, Universal Credit, overtime, commission, agency work, furlough income.
❌ May state you need to have been employed in your current role for a certain length of time.
❌ May not accept any adverse credit history (e.g. missed payments, CCJs, defaults).
❌ May not lend on certain types of property.

This list is not exhaustive.

A good mortgage broker will make sure you understand how much you can borrow based on your personal circumstances and each mortgage lenders own criteria.

🏡 You’ve been told you need an Agreement in Principle (AIP) but do you know what one is❓🏡

They are also known as a:

➡️ Decision in Principle (DIP);
➡️ Mortgage in Principle;
➡️ Mortgage promise.

It is a certificate or statement from a mortgage lender to say how much they will lend you ‘in principle’ based on some basic information. They often involve a credit search.

It is the first stage of the mortgage process and is not a full mortgage application. The full mortgage application is not completed until after you have had a offer accepted on a property.

🏡Why will an Agreement in Principle help me❓🏡

➡️ It will help you to search for a property in your price range;
➡️ It will save you disappointment as you will know how much you can borrow;
➡️ Most estate agents will require an Agreement in Principle certificate before accepting an offer on behalf of the seller to provide them with the confidence you are able to obtain a mortgage.

🏡 What are my next steps❓🏡

It is recommended that you take professional mortgage advice from a whole of market mortgage broker like The Mortgage Pride, prior to obtaining an Agreement in Principle.

This is because:

➡️ They often involve a credit search which may affect your credit file;
➡️ You may not match each mortgage lenders criteria at full application stage;

Mortgage application to formal mortgage offer issued for a house purchase in less than 24 hours! 🙌

We met with our clients yesterday to complete their new mortgage application. They have outgrown their existing home so are moving to a larger property to give their growing family more space. Our clients can now relax knowing their mortgage is approved.
