What will happen to UK house prices in 2023?

Residential property prices will decrease by almost 11% while rents will continue to increase by 12.9% in 2023, according to mortgage broker Finanze, which has published its inaugural Annual Research Report.

Bank of England increases interest rates by 0.5% to 3.5%.

The latest hike brings interest rates to their highest level since 2008.

"The Bank has now raised rates by a total of 2.25% in the past four months and nine times since last December – by its own standards this is pretty aggressive tightening of monetary policy"

This is despite annual inflation easing back to 10.7% in November, down from 11.1% in October.

UK now in recession, OBR confirms: Budget 2022
UK GDP is forecast to shrink by 1.4% next year, before returning to growth in 2024.

"The OBR has forecast peak inflation in 2022 with slow moderation going forward. It is, however, a lagging indicator and the economy will continue to slow in 2023."
Chancellor Jeremy Hunt has confirmed that the UK is officially in a recession, with economic growth due to fall by 1.4% next year, according to OBR forecasts announced during today's Budget.

House prices fall further 0.4% as market continues to cool: Halifax

The rate of growth slowed in all but one region in England during October.

The drop of 0.4% is the sharpest recorded since February 2021, taking the typical property price to a five-month low of £292,598. While the pace of annual growth also continued to ease, to 8.3% compared to 9.8% in September, average prices remain near record highs.

The Bank of England has raised interest rates by 0.75 percentage points to 3% to calm inflation that has soared this year in response to spiralling energy and food bills. It's the biggest interest hike for 30 years.

Lloyds merged with Halifax in 2009, Halifax being the UK's first building society who supplied the first mortgage in 1853; a loan of £121 over 13 years at 5% interest. They are the third biggest bank in the UK with 17.4 million customers.

2. Nationwide

Established in 1884 as the Co-Op Permanent, it became the Nationwide in 1970, they currently have 9.4 million UK customers.

3. Santander

Launched in the UK market in 2004 and incorporating Alliance & Leicester, Bradford & Bingley and Abbey National in 2009, they currently have 14 million UK customers.

4. NatWest Group

Established in 1968 and merged with Royal Bank of Scotland in 2000. Currently the UK’s second biggest bank with 19 million customers.

5. Barclays

Barclays is the UK’s oldest banking establishment with its roots dating back to 1690, it is also the biggest UK bank with 24 million customers.

6. HSBC

Established in 1836 as Britain and Midland Bank before becoming Hong Kong and Shanghai Banking Corporation in 1865, they currently have 14.5 million UK customers.
