Mortgage affordability isn’t just about your income, it’s about your whole financial picture.
Here’s what lenders look at (and why it matters):
💰 Your income
The more stable and consistent your income, the more confident lenders feel that you can keep up with repayments. Lenders only take basic salary and guaranteed bonus/overtime/commission at 100% and variable incomes are subject to individual criteria.
📉 Your outgoings
Things like loans P*P and interest free arrangement, credit cards, childcare, and subscriptions reduce how much you can comfortably afford each month.
📊 Your credit history
A strong credit profile shows you’re reliable with borrowing, missed payments can lower what you’re offered.
📈 Interest rates & stress tests
Lenders check if you could still afford payments if rates rise, not just today’s deal.
🏡 Deposit size
A bigger deposit lowers the risk for lenders, which can improve how much they’re willing to lend.

An opportunity has arisen for someone to join an established Mortgage Brokerage 2-3 days per week in an Admin/Data Processing role. Fridays are essential, but other days to be arranged. Mortgage experience would be a bonus but full training is available, however good communication and telephone skills are a requirement.
