Did you know that 100% mortgages are now open to university students? πŸŽ“

With many students starting or returning to university this month, now is often the time when families turn their attention to accommodation costs for the year ahead.

With average student rent now at Β£575pcm, many parents are exploring an alternative - helping their child buy rather than rent.

Metro Bank has extended its 100% Joint Borrower Sole Proprietor (JBSP) mortgage to university students. This lets a parent's income support the mortgage application, while the property is owned solely by the student. That means no deposit, and parents aren't added to the title deeds.

Criteria vary widely between lenders, so it's worth exploring the whole market rather than approaching one lender directly.

Wondering why your mortgage application hasn't moved forward yet? πŸ€”

Once you've found a property, had an offer accepted and submitted your application, the next stage can sometimes feel like a waiting game.

While many applications progress smoothly, others can take longer than expected. A typical mortgage application can take around two to six weeks to be approved, but there are several factors that could delay it.

πŸ“„ Documentation checks: Missing payslips, bank statements or proof of deposit can put your application on hold until the information is provided.
🏠 Property valuation: If the valuation comes in below the purchase price, further checks may be needed.
πŸ’Ό More complex circumstances: Self-employment, bonuses, commission or multiple-income sources often require additional evidence.

At Brunel Independent Mortgages, we have more than 20 years' experience helping clients navigate the mortgage process. As an independent, whole-of-market broker, we can look at your individual circumstances and identify lenders whose criteria may be appropriate.

Lenders assess a wide range of factors when considering a mortgage application, and the criteria are not always well understood πŸ”

They request payslips, bank statements, and sometimes years of financial history, yet it is not always clear what they are assessing, or why.

Swipe to see the key factors lenders consider πŸ‘‰

These factors do not operate in isolation. Lenders form a complete picture from income, stability, credit conduct, and deposit together, and criteria differ considerably between lenders.

That means a scenario declined by one lender may be accepted by another.

As a whole-of-market broker, Brunel Independent Mortgages is not tied to any single lender's criteria or product range, and can match individual circumstances with the lenders most likely to approve an application, on the most suitable terms available.

The Bank of England has held the base rate at 3.75% for the fifth consecutive time, as policymakers continue to weigh up the economic impact of the ongoing conflict in the Middle East πŸ’·

While the headline rate hasn't moved, mortgage pricing has. Several of the UK's biggest lenders have raised rates on new fixed deals in recent days, and according to financial information service Moneyfacts, the average rate on a new two-year fixed deal now stands at 5.62% - the highest it's been in more than a month.

For anyone with a mortgage due for renewal, or hoping to get onto the property ladder, this is exactly the kind of moving picture that makes having the right guidance so valuable.

Rates can shift week to week, and the deal that looked competitive a fortnight ago may no longer be the best one on the table.

This is why it's best to go with an independent, whole-of-market broker - and it's the reason Brunel Independent Mortgages has been trusted across the South West for more than 20 years.

For most first-time buyers, raising enough money for a deposit remains the single biggest hurdle when it comes to getting on the property ladder πŸ’·

The average first-time buyer is now around 34 years old, according to Gov UK's latest English Housing Survey, but a newly expanded mortgage scheme may now offer a way around this.

Metro Bank has widened its Joint Borrower Sole Proprietor (JBSP) proposition, giving customers looking to purchase or remortgage at a higher loan-to-value (LTV) the option of support from immediate family members, using their income rather than requiring a deposit.

Graham Walsh, our Mortgage and Protection Adviser here at Brunel Independent Mortgages, recently joined a lender webinar covering the criteria, case studies and placement opportunities for this scheme in detail.

Would your mortgage still get paid if you couldn't work tomorrow? πŸ€”

Most of us will insure our cars and our homes without a second thought, yet far fewer of us protect the one thing that pays for everything else - our income.

Statutory Sick Pay is just Β£118.75 a week - which is nowhere near enough to cover the average UK mortgage - but fewer than one in 10 working adults have income protection in place.

Income protection pays a regular, tax-free income if illness or injury stops you working, so your mortgage doesn't have to become another worry.

Karen Daniel, our Protection Adviser, leads on this for our clients. She's been a Mortgage and Protection Adviser for more than 30 years and also advises on Over-50s and Equity Release mortgages - giving you genuine peace of mind, whatever stage of life you're at.

If you'd like to talk through your options, give Karen and our Brunel Independent Mortgages team a call on 01752 200002, email [email protected] or visit our website at bmis.co.uk
