💷 Why is my first mortgage payment higher?

One question we get asked regularly is:

“Why is my first mortgage payment more than my normal monthly payment?”

Don’t panic — this is usually completely normal! 😊

Your first mortgage payment can be higher because it may include interest accrued from the date your mortgage completed until the start of your normal monthly payment cycle.

For example, if you complete your mortgage halfway through the month, your first payment may include:

🏠 Interest from your completion date
💷 Your usual monthly mortgage payment
📅 An adjustment to bring your payments in line with the lender's payment schedule

After this first payment, your mortgage payments will normally settle into the regular monthly amount.

The exact amount and timing will depend on your lender and completion date.

If you're unsure about your first mortgage payment, your mortgage adviser or lender should be able to explain exactly how it has been calculated.

How much deposit do I need to buy a home?

One of the biggest questions from first-time buyers is:

“How much deposit do I actually need?”

The answer is: it depends!

🏡 Some mortgage products may be available with a 5% deposit.

💰 A 10% deposit can provide access to a wider range of mortgage products.

📈 A larger deposit can potentially mean a lower Loan-to-Value (LTV), which may give you access to different mortgage rates.

For example:

£250,000 property

🔹 5% deposit = £12,500
🔹 10% deposit = £25,000
🔹 15% deposit = £37,500
🔹 20% deposit = £50,000

But your deposit isn't the only thing lenders look at.

They'll also consider factors such as:

📋 Your income
💳 Your credit history and commitments
🏠 The property you're buying
💷 Your overall affordability
👥 Your personal circumstances

And don't forget that you'll also need to budget for additional costs associated with buying a property, such as legal fees, surveys and potentially Stamp Duty, depending on your circumstances.
