Meet Rhian, one of our Mortgage Advisers! 😌

Rhian joined Prospect in 2022 as an Administrator and has since qualified as a Mortgage Adviser - a journey that’s given her a thorough understanding of the entire process from both sides of the desk.

Starting out in administration meant Rhian got to know the mortgage journey inside out before she ever started advising on it. That experience shows in everything she does, and her clients are better off for it.

Every case is different, every client has their own goals, and Rhian loves that no two days are ever the same. It keeps things interesting - and means there’s always something new to learn... which she said suits her just fine!

When she’s not in the office you’ll find her in the garden with her daughter, or off exploring somewhere new. ✈️

Happy 1st of September everyone!

A few things worth knowing about the property market as we head into autumn. 🍂

Mortgage product choice is currently at its highest level since 2007 - which means more options than there have been in almost 20 years, including a record number of deals for buyers with smaller deposits.

The Isle of Wight market has settled into a steadier pace after a very busy spring - which actually gives buyers a bit more breathing room and less competition than earlier in the year.

And with the Bank of England base rate decision on 17th September, there could be movement on mortgage rates in the coming weeks.

Thinking about getting on the property ladder on the Island? Here’s what that actually looks like. 🏡

It starts before you even speak to a lender. A few simple things can make the difference between a smooth application and an unnecessary delay - and most of them cost nothing to sort.

Here’s your starting point:
✅ Get on the electoral roll. It sounds small, but lenders use it to verify your identity and address. If you’re not on it, get on it today. It takes five minutes at gov.uk.

✅ Check your credit score. Know what a lender will see before they see it. We have a free 7-day Check My File link on our website - it pulls data from all three UK credit agencies at once.

✅ Review your direct debits. Cancelled subscriptions, forgotten payments, and old accounts you didn’t close can all leave marks. A tidy financial picture tells a much better story.

✅ Check for any missed payments. Even one missed payment from years ago can affect how a lender sees you. Better to know now than find out mid-application.

✅ Start pulling your documents together. Payslips, bank statements, ID, proof of address. Getting these ready early means no delays when the time comes.

Getting on the ladder on the Isle of Wight is absolutely possible - and for most people, it’s closer than they think.

If you’ve ever had a smooth mortgage experience with Prospect, there’s a very good chance Millie had something to do with it.

As part of the admin team, Millie works across both mortgage and insurance services, keeping everything ticking along behind the scenes and making sure clients are looked after at every stage of their journey.

There’s a moment every client gets to: that “we did it” feeling when everything finally comes together. Millie plays a part in making that happen every single day. And that’s exactly why she loves what she does.

One of the most common questions we get asked right now is: “should I fix for 2 years or 5?”

A year or two ago, almost everyone we spoke to was going for a 5-year fix. Now it’s much more evenly split - and there are good reasons for that.

Here’s the honest picture:
A 2-year fix gives you flexibility. Rates may change, your circumstances may change, and a shorter fix means you’re not locked in for as long. If rates come down, you can move onto a better deal sooner.
A 5-year fix gives you certainty. Your payment stays the same for longer, which makes budgeting easier and protects you if rates go up. For families or anyone who values stability, that peace of mind has real value.

Right now, a lot of people on the Island are choosing 2-year fixes - keeping their options open while rates continue to move. But it depends on your situation, your plans, and how you feel about risk.

Say hello to Nick, Founder and Adviser!

Nick started advising in 2003 and went on to found Prospect Mortgage Services in 2010. After more than 20 years later, he’s still as passionate about getting people the right mortgage as he was on day one.

These days, his focus is more on helping the team: supporting the advisers as they grow, develop their skills, and deliver the kind of service Prospect has become known for on the Isle of Wight.

One thing that’s never changed with Nick is that he loves helping people. That is the main principle behind Prospect that makes us so good - that genuine, honest desire to help people whenever possible.

When he’s not in the office you’ll often find him out in his Campervan, exploring different corners of the UK including his beloved Isle of Wight. 🚐

Her favourite part of the job asides from working with Natti? Being the one to tell a client their mortgage offer has arrived. If you’ve ever been on the receiving end of that call, you’ll know exactly why. 🕺

We get asked a lot of questions - but three come up more than any others. 🤔

Here are the honest answers:

1. “How much can I borrow?” Most lenders will offer between 4 and 4.5 times your annual income - though it depends on your outgoings, credit history, deposit size, and the lender’s own criteria. The best way to get a real figure is to speak to us directly.

2. “How much will it cost?” Your monthly payment depends on how much you’re borrowing, the interest rate you secure, and the length of your mortgage term. We can give you a clear, accurate breakdown (including any fees) before you commit to anything.

3. “Can I actually do it?” This is what a Decision in Principle is for. We assess your situation, run the numbers, and issue you a certificate that confirms (in principle) how much a lender would be willing to offer you. It’s not a formal mortgage offer, but it gives you real confidence to go and start viewing.

With so many products out there it can feel overwhelming, and Aisha’s job is to make sure every client feels informed and confident in the decisions they make. Given how important that peace of mind is, it’s easy to see why she loves what she does.

One of the most common reasons a mortgage application gets delayed? Missing documents. 📋

So here’s exactly what we’ll need from you - and why we need it.

✅ Proof of ID - passport or driving licence. Lenders are required to verify who you are before they’ll lend to you.
✅ Proof of address - a recent utility bill or bank statement dated within the last 3 months.
✅ Last 3 months’ payslips - this confirms your current income and employment status.
✅ Last 3 months’ bank statements - lenders want to see how you manage your money day to day.
✅ Your last P60 - a full year summary of your income and tax, used to back up your payslips.
✅ If self-employed: 2 years of accounts or SA302s from HMRC, plus your tax year overviews.
✅ Details of any existing credit commitments - loans, credit cards, car finance. Lenders factor all of these into their affordability assessment.

Get these together before you apply and the whole process runs considerably more smoothly. We’ll always tell you exactly what’s needed for your specific situation - but this is a great starting point!
