Things that are less complicated than people think:

1. Getting a mortgage in principle:
Most people assume this takes days. In reality, we can usually get one sorted in 24 hours. It often only involves a soft credit check - so no impact on your score.

2. Checking your credit score:
Five minutes using the right tool is all it takes. We have a free 7-day Check My File link on our website that pulls data from all three UK credit agencies at once. Powerful stuff.

3. Remortgaging with your existing lender:
Also known as a product transfer - and it’s often much simpler than people expect. Give us a call, we compare what your lender is offering against the rest of the market, and we handle everything from there.

4. Switching from interest-only to repayment:
It sounds like a big deal but it really doesn’t have to be. Your adviser can walk you through exactly what it means for your monthly payments.

5. Finding out how much you can borrow:
We have a calculator on our website that gives you a realistic ballpark figure in about two minutes. It’s a great starting point before you pick up the phone - or just to satisfy that 11pm curiosity.

It’s a question we get asked a lot - and the honest answer is: it depends.

The landscape has changed quite a bit. Tax rules have shifted, mortgage rates have moved, and the Renters’ Rights Act brings new responsibilities for landlords from May.

Being a landlord involves more admin than it used to.

But for the right person, with the right property, in the right location -it absolutely still makes sense. The Isle of Wight rental market remains strong, and a well-chosen property here can perform well over the long term.

“Get on the ladder.” Everyone says it. But what does it actually mean? 🤔

It’s one of those phrases that gets thrown around a lot - usually by someone who bought their first home twenty years ago and makes it sound like the simplest thing in the world.

For a lot of people right now, it feels anything but simple. So here’s what it actually looks like in practice.

It starts with one question - how much can I borrow? Not a rough guess from a calculator you found online at midnight. A real figure, based on your actual income, your outgoings, and your deposit.

From there it’s about getting the basics right:
- Are you on the electoral roll?
- Do you know what your credit file looks like?
- Is there anything worth tidying up before you apply?

And then it’s about having the conversation. That’s the bit most people put off the longest - and it’s almost always the bit that makes everything feel more manageable once it’s done.

We’re open Monday until 7pm, Tuesday to Friday until 5pm. Our advisers can also often accommodate other evening and Saturday appointments outside of those times, if you give us a bit of notice.
