This was a fun challenge!

Our client had never owned a property, not even their own home😮

They wanted to buy a 6 bed property to operate as a single let, in a Limited Company

And the whole deposit was gifted by their son, because family is important😇

So a first time buyer, at an advanced age, with no cash input themselves...

There were many questions from the underwriter, primarily - "ARE THEY GOING TO LIVE IN THE PROPERTY?"

We put a case together and packaged it so all questions were pre-empted.

And today we've got the mortgage offer. Happy days!

So, keep on top of your Limited Company credit file. Not just the company you're applying for finance with, but background companies you're associated with too.

Don't get caught slipping. & are the two most common being used

So, what's the benefit?🤔🤔

Well, any deal where you can proceed with an AVM or desktop valuation just speeds the process up massively.🌪️

An average bridging loan is taking just over 50 days to arrange, which is madness but by removing the need for a physical valuation that time can be halved at least.
