Huge congratulations to my clients, Connor & Rebecca, on their recent move from East Yorkshire to their beautiful new-build home in West Yorkshire (I’ve always had a soft spot for West Yorkshire bricks!) 🏘

As with many new-build purchases, there were a few challenges along the way, but nothing unexpected and all part of the process. I’m delighted to have been able to guide and support them throughout, helping to keep everything moving smoothly through to completion 🏘

Seeing them outside their new home at the end of the journey is exactly why I love what I do 🎉

After a much-needed break over half term, it’s back to business!

While I was away, Jacob & Lucie got the keys to their first home and are now proud homeowners 🏡 🎉

There were a few delays along the way, but we got there in the end. Congratulations to you both, and thank you for trusting me to help you through the process.

Last Friday, Ellie & Reece picked up the keys to their first home 🎉🏡

Today they sent over some updates on their full house renovation project 👊

Absolutely love seeing the progress already, and I can’t wait to see the final transformation into a fresh, modern home!

Today has been all about Disney movies, as my daughter’s been unwell the last couple of days and it was my turn to take a day off to look after her 🙋‍♂️

That said…I don’t switch off very easily! In between films, I managed to help two clients get their offers accepted on their next homes 🏡

And to top it off, an unexpected delivery turned up, safe to say a couple of beers are already in the fridge ready for a wind down tonight 🍻

October 2025 – I submitted an application for clients buying their first home together.

April 2026 – They finally got the keys. 🏡

Is that timeline typical? Not really. While chains can sometimes slow things down, this purchase was chain-free 🤦‍♂️

Unfortunately, we later discovered the property required a grant of probate due to a bereavement, which led to delay after delay.

But throughout it all, I stayed by their side every step of the way and when I received this message, I knew it had all been worth it:

“Thank you so much for everything you’ve done for us. You’ve gone above and beyond, we would have been completely lost without you! We’re so glad we didn’t give up, we’ll message you when we arrange the housewarming 🍻!”

Why you should consider speaking to a broker ⬇️

Three months ago, a couple reached out to me about buying their first home after renting for a long time. During our initial conversations, it became clear that past credit issues were going to make things more challenging and would limit the number of lenders available.

I got a few “no’s” along the way but I did not give in 🙋‍♂️

Fast forward to today, and after an anxious few weeks of going back and forth with the mortgage underwriter… their mortgage has been formally offered 🏡

Telling them the news was one of those moments that really makes this job worthwhile, there were definitely a few happy tears!

I don’t often do posts like this, but I just wanted to highlight the importance of speaking with a mortgage broker.

Situations that feel difficult or even impossible at first can often have more options than you might think, especially with access to the right lenders and guidance.

Charlie picked up the keys to his new place in London, just a short walk from Chelsea’s ground, ideal for him as a loyal season ticket holder! ⚽

They’re finally in! 🏡✨

After a few unexpected delays (and a very long stay on my spreadsheet 😂), Lucas & Harriett are officially in their forever home!

We secured this amazing property back in October, and although the journey took a little longer than planned, they’ve told me it was completely worth it in the end 🙌
