The government is spending billions to cut development fees in half, hoping it'll fix housing affordability.
CMHC just said: it helps, but it's not enough.
Even eliminating those fees entirely in Toronto would only fill about half the supply gap, and still wouldn't get us back to pre-pandemic affordability levels in most cities.
There's no silver bullet here. Affordability is a multi-layer problem, and anyone telling you one policy fix will solve it isn't being straight with you.
What actually moves the needle for real people right now? Knowing what you actually qualify for. Knowing what programs exist that most people have never heard of. Having someone in your corner who's done the homework.
