1. Understand and improve your credit score & history. Lenders are looking for a good beacon score and repayment history ✅

2. Gather your income & debts documents for your mortgage professional ✅

3. Get pre-approved to determine your affordability before you start shopping for a home ✅

4. Work with a Realtor to find a home that fits your budget and meets your needs ✅

6. Upon an accepted offer on your new home, your mortgage professional will submit your application for a full approval review ✅

7. Once the lender fully approves you, you are good to remove your financing subject on your home ✅

8. You pay a deposit towards your home, collect the remainder of your down payment and the lawyer receives the remainder of the mortgage funds for your purchase ✅

9. Your purchase completes and you are ready to move into your new home ✅

There are many things that can impact your max mortgage amount, such as:
👉 Province, location & property taxes
👉 Property type (home vs. condo)
👉 Your total down payment amount
👉 Your credit score & repayment history
👉 Your total debts
👉 Interest Rates & Stress Test
👉 Much more

However, a general rule of thumb (if you have *NO* debts) would be 4.25X your annual income.

When you get a mortgage, you typically agree to a "Mortgage Term". The "term" is essentially a contract between you and a lender for an agreed-upon length of time (ex. 5-year fixed term). 🖋️

If you make it to the end of your term, you are considered "up for renewal". This means your contract has ended and it's time to lock in a new one. 🤝

At this point, you'll likely receive a letter from your existing lender offering you new terms & conditions (ex. new interest rate). 📫

When you purchase a home, you typically require financing to complete the purchase (unless you buy the home in cash). 💰

You give the lender a down payment, which counts as equity in your home. The remainder is given to you in a mortgage (essentially a large loan). 🏠

If your down payment was between 5 and 19.99% the lender will add default insurance to your total mortgage amount. 🏦

A simple calculation for this would be:
Purchase price - down payment + default insurance (if applicable) = total mortgage amount ✅
